The Board had the following comments:
1.Revise the landscape plan to include a tree species at the corner of El Camino Real
and South Spruce Avenue that will survive in windy conditions.
2.Revise the parking structure landscape plan to provide an adequate roof planting
zone.
Recommend approval with conditions.

The Board had the following comments:
1.Revise the project architecture to include more articulation on the side and rear
elevations and the roof lines; the current design appears too box-like.

2.Consider lowering the height of the building fronting on 1 Lane.
3.Revise the space between the buildings to provide more usable area.
Re-submittal required.

The Board had the following comments:
1.The Antennas should be painted to match the building.
2.If the existing monopole is not required once the antennas are removed, the
monopole should be removed.
Recommend approval with condition.

Specific Plan (GPSD) Zoning District in accordance with
SSFMC Chapters 20.220 & 20.480.
The Board had the following comments:
1.The proposed project and site photos do not match the the plans that were
submitted Revise the plans and resubmit..
2.Check with the Fire Department to see if fire sprinkers will be required.
3.Redesign the project to tie in with the existing building to include the following:

Scale plans with details show how the new structure interface works with the
existing building and curved second floor balcony.

Landscaping plans showing redesign of the courtyard design.
·
ADA accesible routes/requirements
·
Drainage & Grading plans
·
Walkway path design
Resubmittal required.

The Board had the following comments:
1.Add a 6 ft evergreen hedge at the side of the existing and proposed enclosures to
add a visual effect to the site and elimate the proposed tree.
Recommend approval with condition.

DESCRIPTION Gateway Master Plan - Precise Plan Amendment for Phase 1 of
the Gateway Business Park, including the redevelopment of 800
and 1000 Gateway Boulevard. Phase 1 includes the demolition
of two existing office/R&D buildings and construction of a new
twelve- and five-story, 453,648 square foot office/R&D building
with below grade parking, a two-story, 33,875 square foot
amenity building and related site and landscape improvements, in
accordance with SSFMC Chapters 20.220, 20.480 & 20.530.
The Board had the following comments:
1.Add larger street trees along Oyster Point Blvd. to be more in scale with the
proposed building.
2.In Phase 2 of the development, incorporate more trees along the southeast side of
the parking structure, along the access road.
Recommend approval with conditions.
