Staff presented staff report noting applicant has begun to remedy the landscape problems. PUBLIC HEARING ITE1vJS: Staff presented staff report recommending approval subject to all the conditions and limitations and Resolution #2264 recommending the proposed rezoning to the City Council. Staff recom. added condtion #9 to read: "9. Prior to occupancy of this use, the property shall be rezoned to the C-l Neighborhood Commercial Zone." Emmert reviewed Special Conditions as follows: #2a - change 5' to 10' overall height; and #7 - hours of opperation 6:00 a.m. to 12:00 p.m. on weekends; Commission concurred. Opponent: Mr. Peter G. Riechert Attorney for R B Furniture 2000 Marshall Street Redwood City, CA 94063 Mr. Riechert commented on the trash problell and the order of cooking remaining in the furniture. Officer Moran mentioned problems with Taco- Bell being open late, but McDonald's does have their own security guards. Staff recommended added condition #10 to read: "10. A detailed landscape plan with irriga- tion and automatic timer shall be...." And added condition #11 to read: "11. That a chain link fence with redwood slats shall be located on the westerly side of the property adjacent to the school." Motion-Martin/approval of staff's recommen- dation to include revised and added conditior and limitations; and forward Resolution #2264 to City Council. Seconded-Getz. Unanimously approved. 2. Staff presented staff report recommending approval subject to all the conditions and limitations. Applicant agreed with all the conditions and limitations. Commission and staff commented on Special Con dition #2; that the property on the rear is available to use with a lease from PG&E for the additional parking. Staff will obtain a copy of lease for the files. Motion-Mantegani/approval of staff's recommen dation. Seconded-Bertucelli. Unanimously approved. 3. Staff presented staff report recommending approval subject to all the conditions and limitations. Applicant agreed with all conditions and limitations. Staff further recommended adding condition #5 to read: "5. Broadmoor Homes Northern California RPD-79-l2 & SA-79-62 (TF#107) - 4187 - Commission, Staff and applicant discussed Special Condition #2; concurred to reword as follows: "2. The proposed colors of the new structure shall match the color on the existing building." Motion-Bertucelli/approval of staff's recom- mendation with revised Special Condition #2 and added Special Condition #5. Seconded- Martin. Unanimously approved. 5. Staff presented staff report recormnending approval subject to all the conditions and limitations. Staff also recommended to rewor Special Condition #1 as follows: "1. The exterior elevations shall be uniforml designed or revised to substantially mate the materials, existing colors, roof materials and windows of existing struc- ture with the addition of a drip bar. Commission & Staff concurred to revise this draft letter and clarify the Commission's position on the South Slope of San Bruno Mountain to be sent out with the Chairman.Ts signature to Mr. Gilmore, Ms. Clements, and Mr. Muzzi. Staff asked for authorization from the Com- mission to respond and comment on the Tenta- tive Subdivision Map. Commission concurred. GOOD AND WELFARE: Discussion followed. Discussion followed.
