CITY COUNCIL, CITY OF SOUTH SAN FRANCISCO, STATE OF CALIFORNIA
A RESOLUTION ORDERING MODIFICATIONS AND APPROVING
AS SO MODIFIED PLANNED COMMUNITY DISTRICT WEST
PARK UNIT 3 RECO~9~ENDED BY THE PLANNING CO~ISSION.
BE IT RESOLVED by the City Council of the City of South
San Francisco that:
1. Plans, Maps and Documents
The following plans, maps and documents, copies of which
are on file with the City Planner and City Clerk, are
designated and referred to for the purposes of this
resolution:
A. South San Francisco Planning Commission' Resolution
2080 passed the 25th day of July, 1966, entitled
"A Resolution of the City of South San Francisco
Recommending to the City Council Approval of the
Amendment Petition of Caesar-Callan Homes, Inc.,
so as to Rezone an Approximately 180 Acre Parcel
of Land from a 'U' District to a 'PC' District,"
hereinafter designated "Commission Resolution".
B. Zoning Map - Westborough - West Park Unit No. 3,
Survey No. 5740, Drawing No. WWP-3-M-1 prepared by
Theodore V. Tronoff, Civil Engineers and Surveyors,
bearing Planning Commission Certification by the
Chairman and City Planner and City Council Certifica-
tion by the Mayor and City Clerk, hereinafter des-
ignated "Zoning Map".
C. Approved General Development Plan bearing Planning
Commission Certification by the Chairman and City
Planner and City Council Certification by the Mayor
and City Clerk, Survey No. 5740, Drawing No. WWP-3-M-1
prepared by Theodore V. Tronoff, Civil Engineers and
Surveyors, and hereinafter designated "General Plan".
D. Approved General Development Schedule hereinafter
designated "Schedule".
E. Approved General Development Statement hereinafter
designated "Statement".
F. ApProved Site Utilization Plan entitled "West Park
Unit 3 Site Plan", bearing Planning Commission Certi-
fication by the Chairman and City Planner and City
Council Certification by the Mayor and City Clerk,
hereinafter designated "Site Plan".
G. Approved Utility Plan entitled'"Utility Plan-Westborough-
West Park Unit No. 3, dated July 8, 1966, Revised
January 29, 1968," prepared by Theodore V. Tronoff,
Civil Engineers and Surveyors, Survey No. 5740,
Drawing No. WWP-3-U-1, bearing Planning Commission
Certification by the Chairman and City Planner, and
City Council Certification by ~he Mayor and City Clerk
and Certificate of the Director of Public Works,
ex-officio City Engineer, hereinafter designated
H. Approved Grade Plan entitled"Grade Plan Westborough-
West Park Unit No. 3," dated July 8, 1966, Revised
January 29, 1968, Survey No. 5740, Drawing No. WWP-3-G-1,
proposed by Theodore V. Tronoff, Civil Engineers and
Surveyors, bearing Certification of the Planning Com-
mission by the Chairman and City Planner, Certification
of the City Council by the Mayor and City Clerk, and
the Certificate of the Director of Public Works, ex-officio
City Engineer, hereinafter designated "Grade Plan".
I. Document entitled "Matter of Westborough-West Park No. 3,"
Revised, dated July 25, 1966, containing the following:
(1) Department Report - Police Department Report
consisting of two pages contained on In,er-
Office Memorandum to Planning Officer Daniel
Pass from Chief of Police, dated July 14, 1966,
Subject Westborough West Park Unit 3.
(2) Department Report - Fire Department Report con-
sisting of one page contained in an Inter-Office
Memorandum to Planning Commission from the Fire
Department, dated July 13, 1966, Subject Report -
General Development Plan Westborough-West Park
Unit No. 3.
(3) Department Report - Director of Public Works.
Report consisting of four pages contained in an
Inter-Office Memorandum to Planning Commission
from Director of Public Works, dated July 15,
1966; Subject Westborough-West Park Unit No. 3 -
Preliminary Plans - Utility, Grading and General
Development Plans.
(4) Staff Report - Mlanning Department Staff Report
consisting of six pages made to the Honorable
Chairman and Members of the South San Francisco
Planning Commission from Daniel M. Pass - Re:
Request of Caesar-Callan Homes, Inc., to rezone
an approximately 180 acre parcel of land, located
at the northeasterly corner of Westborough and
Callan Boulevards from "U" to "PC". The Proposed
Planned Community is to be known as'~estborough-
West Park 3".
(5) Westborough County Water District Report - Report
consisting of three pages contained in a letter
to Daniel M. Pass, City Planner, from Thomas E.
Wales, General Manager, dated July 13, 1966.

Modifications - The following modifications are ordered.
A. Department Reports Constitute Appendices.
The recommendations and requirements set forth in
"Commission Resolution" and the following department
reports, Police, Fire, Director of Public Works, Staff
and Westborough County Water District, all of which
are hereinbefore more particularly described, shall
constitute and be appendices to the following:
"General Plan", "Schedule", "Statement", "Site ·Plan",
"Utility Plan" and "Grade Plan" and revisions of said
plans or documents shall be filed with the City Planner
delineating and containing such recommendations and
requirements. Upon receipt of said revised plans or
documents the City Planner shall submit same to the
respective departments for review and certification
that said revisions have been made. A copy of the
plan or document so revised bearing said certification
shall be filed with the City Clerk and City Planner.
Should an ordinance be passed by the Council prior to
said revisions, no use permits or building permits
shall be issuable until said revisions are so f~led
and certified.
B. Grade Plan - Common Green Grade Modifications.
The following general note shall be endorsed on the
"Grade Plan" - Grades of Common Greens shall follow
the functions thereof and therefore City ~__ma__y require
modi~fication of design to establish a grade for Common
Greens less than the grade shown on this plan and may
require said reduction in grade to a grade of not less
than 3% with the differential being accommodated in
building site construction, except that grades of less
than 3% if applied for by developer may be approved by
the Planning Commission provided said grade is compatible
with the f~ction of the Common Greens.

C. Provision for 1,000 Single Family Units and 250 Duplex
Family Units.
The provision for 1,000 single family units and 250
duplex family units is conditional on the availability
of sufficient land area to accomodate the revisions
set forth in 2 A.
D. Ordinance.
Revisions as set forth in the ordinance entitled,
"An Ordinance Zoning a Parcel of Approximately 163
Acres Known as Neighborhood 17 of the General Plan
(A Portion of Westborough Known as Westborough-West
Park Unit No. 3) and Described Herein a Planned Com-
munity or PC District, and Establishing Specific
Districts or Zones Therein; Providing Regulations for
Said PC District or Zone and Specific Districts or
Zones; and Amending Ordinance No. 353 as Amended
Entitled 'Zoning Ordinance of the City of South San
Francisco,' Adopted August 10, 1954."
Maintenance of File
The City Clerk and City Planner shall each maintain a
file of the plans and documents set forth in Paragraph 1
of this Resolution together with amendments and revisions.
Submission of Ordinance to Council
Upon passage of the resolution the ordinance, title of
which is hereinbefore set forth, may be submitted to the
Council for consideration.

regularly introduced and adopted by the City Council of the
City of South San Francisco at a regular
