pILLS:
APPROVAL OF Planning Director Smith stated that this is an application to remove and
PRECISE PLAN, replace an existing approximately 13 x 52 foot sign that is an identifica-
REPLACEMENT OF tion and leasing sign and is located on the site where the Comfort Inn Suites
LEASING SIGNS will be located. It is going to be replaced with a 20 x 28 foot sign that
IN GATEWAY would be located in the southwest corner of Lot 7 immediately adjacent to
REDEVELOPMENT Industrial Way and the Southern Pacific Railroad tracks. Because is is
PROJECT: smaller, and because it replaces an existing sign, staff recommends that
this be approved. She pointed out that there is a further condition that
staff is recommending, that the permit for this be good for seven years
or one full occupancy of the seven major proposed Gateway office buildings,
in order that we not have a permanent time there, She explained that the
number seven was chosen because three seemed too short, which is the sort
of term that we usually put on it, in view of the number of buildings that
will be located there; and seven was sort of a compromise and what we
thought might be realistic.
Vice Chairperson Teglia inquired if it could be three years with the right
to renew or review at that time? She stated that seven seems like a very
long time.
Planning Director Smith stated that it is highly unlikely that all of those
buildings are going to be built within the three-year period and, therefore,
it is almost sure to be extended.
APPROVAL OF Member Nicolopulos requested clarification regarding location of the sign.
PRECISE PLAN,
REPLACEMENT OF Mr. John Aguilar, Homart Development Co., stated that, if you can visualize
EASING SIGNS the location of the commuter rail station, and go directly across the
N GATEWAY railroad tracks adjacent to Industiral Way, that is where the sign will be.
~EDEVELOPMENT He further stated that there is no visability from the freeway, nor if you
PROJECT: are driving on the grade separation, only if you are walking on the north
side of the grade separation. The sign can only be seen from Industrial Way.
Mr. Aguilar insured the Board that they have no inteniton of putting any
other signs up, other than "under construction" signs.
