OWNER 150 Airport SSF LLC APPLICANT Rocky Shen ADDRESS 150-200 Airport Blvd PROJECT NUMBER P16-0021: SIGNS20-0007 PROJECT NAME Master Sign Program (Case Planner: Adena Friedman) DESCRIPTION “Resubmittal” - Master Sign Program for a residential project at 150 & 200 Airport Blvd in the Downtown Transit Core (DTC) Zoning District in accordance with Title 20 of the South San Francisco Municipal Code and determination that the project is categorically exempt from CEQA. Approved as submitted 3. OWNER Tsai Mon Yen APPLICANT Alex Tzang ADDRESS 629 Tamarack Lane PROJECT NUMBER P20-0012: DR20-0011 PROJECT NAME New SFD with an ADU (Case Planner: Gaspare Annibale) DESCRIPTION Design Review to construct a new Single Family Dwelling with an ADU at 629 Tamarack Lane in the Downtown Residential Low (DRL) Zoning District in accordance with Title 20 of the South San Francisco Municipal Code and determination that the project is categorically exempt from CEQA. The Board had the following comments: 1. The proposed residential units are too boxy and bulky for the site. 2. The plans are lacking articulation. 3. The design has a pop-up appearance. 4. The plans are lacking a sense of arrivals to the proposed units. 5. Board concerned with the massing of recess front entry. 6. Consider carring the glass element around the front of the house and elminate the brick element to help with the overall massing of the unit. 7. Consider frosted glass railing around the deck. 8. The belly band should wrap around the structures. 9. Consider different lighting – proposed lighting is too “heavy duty” 10. The submitted plans need the following:  Site Plan  Drainage plan  Landscaping plan with a proper legend. Consider a fruitless Olive trees in the rear, deciduous tree in the front, and show sizes of plant materials.  Frame out the driveway with a nice landscaping design.  Tree species should be 24 inch box .  Renderings showing all the elevations.  Material Board Resubmittal requireed. 4. OWNER Kora Cassidy APPLICANT Alex Tzang ADDRESS 660 Railroad Avenue PROJECT NUMBER P20-0011: DR20-0010 PROJECT NAME New SFD with an ADU (Case Planner: Gaspare Annibale) DESCRIPTION Design Review to construct a new Single Family Dwelling with an ADU at 660 Railroad Avenue in the Downtown Medium Residential (DRM) Zoning District in accordance with Title 20 of the South San Francisco Municipal Code and determination that the project is categorically exempt from CEQA. The Board had the following comments: 1. The proposed residential units are too boxy and bulky for the site. 2. The plans are lacking articulation. 3. Consider revising the floor plan and relocate the bathroom entry away from the kitchen. 4. The plans are lacking a sense of arrivals to the proposed units, especially the proposed ADU. 5. Board concerned with the recess entry’s. 6. Consider frosted glass railings around the deck, and eliminate railing on left side of stair 7. Proposal lacks “luster” 8. North elevation needs more thought. 9. Textural disjoint with materials/colors – need more texture at the bottom of the structure 10. The submitted plans need the following:  Site Plan  Drainage plan  Landscaping plan with a proper legend. Consider a fruitless Olive tree in the rear.  Frame out the driveway with a nice landscaping design. Consider adding a trellis  Tree species should be 24 inch box & 15 gallons  Add a design appearance in the green area and consider adding 12’ – 18’ trellis with vines or thin narrow trees  Renderings showing all the elevations  Material board Resubmittal required.
