PROPOSED GENERAL PLAN CORRECTIONS.
Alida Avenue Density & Country Club Drive Land Use Corrections
City Planner Daniel M. Pass read a report from his office to the
Planning Commission, dated August 15, 1968, explaining the need
for and recommending the making of two corrections to the
f'Comprehe.ns ive Revampment to the City t S General Plan," as adopted
by Planning Commission Resolution No. 2093, on April 8, 1968,
to wit:
nThe Planning Commission, meeting in regular session on
April 8, 1968, adopted Resolution No. 2093, and thereby
recommended that the City Council approve the proposed
'Comprehensive. Revampment to the City's General Plan... tH
"The Planning Office's perusal of the proposed Comprehensive
Revampment indicates that there are two small erros in the
plan diagram (map) thereof. The first error pertains to the
residential density of certain lands which abut upon Alida
Street, and which are generally bounded on the south by the
southerly line of Country Club Park, on the north by the
southerly line of Country Club Drive and the Ponderosa
School site, on the east by the lineal commercial complex
of the El Camino Real, and on the west by the easterly
right-of-way line of Blondin Way, and the southerly projec-
tion thereof.
ffThe e.xisting plan diagram indicates that the aforementioned
lands shoula eventually be developed on low-density, residen-
tial basis. Aetually, the writer had intended to propose
that the subject lands situated on the easterly side of
Alida Street be slated for 'high density' residential uses,
in. accordance with the existing land-use pattern thereof,
and that the lands located on the westerly side of Alida be
designated 'medium-high density.' The medium-high density
lands, with a maximum yield of 15 dwelling units per acre
should provide an orderly land-use transition between the
high density developments on the easterly side of Alida Way,
and the low residential density of Country Club Park.
"The second error involves the lands of the medical arts
building at #160 Country Club Drive. While the existing
diagram indicates that the said lands are generally planned
for high-density residential use, a 'community commercial'
designation therefor is more supportable due to the existing
commercial use thereof. In this case, the proposed commer-
cial designation is fait accompli.
is respectfully recommended that the Planning Commission
order its Secretary to correct the Alida Avenue dens and
Country Club Drive land-use errors which now a~pear on
plan diagram of the proposed Comprehensive Revampment of the
City's General Plan. It is further recommended that the
Secretary's correction of the plan diagram controlled the
guidelines embodied in the above paragraphs.. *"

UThe attached revised plan diagram also proposes the placement
of the 35,000 1$ parcel. of land, which is. owned by Richard P'.
Lyons, and which is located on the southerly side of Country
Club Drive t in the II 'high density" residential category,
despite its'~C-1H classification. Its original "community
commercialH designation would not be harmonious with Mr. Lyons'
use-permit request, UP-89.H
Mr. Pass further stated that the above report had been forwarded to
all the Commissioners and that the ma.tter could still be considered
by the City Council as a part of the previous revampment under
Resolution No. 2093, which was still under study with the Council.

GOOD AND WELFARE, OTHER AND COMMUNICATIONS.
City Planner Pass further stated he had received from Mr. Melvin
Bredlow, Secretary to the San Bruno Planning Commission, the
following notice, to wit:
NOTICE is hereby given that the Planning Commission of
the City of San Bruno, on September 3, 1968, at 8 o'clock
p.m., at the City Hall, will oonsider the proposed
rezoning from R-l to R-m (~0-unit apartment), Lots 67 thru
75, Blk 7, Monte Verde #2 (S/W cormer Callan Blvd. &
Fleetwood Drive). At said time and place the general public
and all persons particularly interested will be afforded an
opportunity to be neard."
Mr. Pass further stated that the proposed 40-units would aotually
be at Fleetwood Court in San Bruno. He had oontacted Mr. Bredlow
that morning and had expressed his opinion that the low density in
South San Franoisco in the immediate area would not justify ~O
units per acre, but that a lower density of 1 unit per 2000 square
feet would be more agreeable as a sort of Ustep-up" density or
"step-down': density from or to South Sam. Francisco t s immediately
involved area.
There being no one else further to speak for or against the matter,
Chairman Boblitt deolared the public hearing on this matter closed,
and solicited comments from the Commissioners. There being no
further comments by any of the other Com~issioners, Chairman Boblitt
declared ,the questioning closed and asked for a motion on the matter
and a roll call vote thereon.
Commissioner Lazzari moved, seconded by Commissioner Campredon to
direct the Secretary to prepare a letter to the Secretary of the
San Bruno Planning Commission, notifying him of the South San Fran-
cisco' Planning Commission's findings that a ftstep-downr, density
would be recommended of not more than 1 unit per 2000 square feet of
land. The motion was passed by the following roll call vote:
AYES: Gardner, Lazzari, Raffaelli, Campredon, Boblitt
NOES: None
ABSENT: Zlatunich, Rosati
There being nothing further to be considered under Good Welfare,
and there being no further communications or other matters of interest
for the Planning Commission, Chairman Boblitt announced the next
regular meeting of the South San Francisco Planning Commiss would
be held on September 10, 1~68 at 8:00 P.M. in the Council Chambers of
City Hall, South San Francisco, California.
The meeting was adjourned at 8 :38 P'.M.
