MINUTES OF PREVIOUS MEETING
Minutes of the Planning Commission meeting of April 25, 1974.
Commissioner Raffaelli moved that the minutes of the regular meeting of the
Sou~h San Francisco Planning Commission of April 23, 1974 be approved.
The motion was seconded by Commissioner Lazzari and was passed by the follow-
ing roll call vote:

ANNOUNCEMENT CONCERNING TAPE RECORDING OF MEETING
Chairman Mullin announced that this meeting of the South San Francisco Planning
Commission would be recorded on tape, but that anyone who wished to come before
the Commission to be heard, but who objected to having his or her voice
recorded in this manner, could request the Chairman to order the t(ipe recorder
turned "off" for the duration of the time that he or she is speaking or is
heard.

UP-156

UP-156, to permit an amendment to an approved UP-156, to permit planting
instead of the originally approved metal screen to 38 '-high flour-
storage bins, located at 264 So. Spruce Avenue in the PCM District.
Secretary Martin read the staff report and explained the history of this
application from the beginning when a Use Permit was granted in July, 1970
to the present noise problem.

After considerable discussion, the Planning Commission unanimously decided
that the matter be continued to June 25,1974 meeting, and that the appli-
cant should engage a noise consultant and work with the City Staff to resolve
the nois e prob lem.

UP-262, a request from Drug King to modify th.e previous ly approved sign to
allow an additional 35 sq. ft. panel on the proposed freestanding pole signs
(continued and referred back to Planning Commission on appeal by the
City Council) .

After some discussion, Commissioner Hale moved that the Planning Commission
adopt the staff report and approved revised UP-262, with additional condi-
tions and that the applicant comply with the requirements of the City's
department heads. The motion was seconded by Commissioner Lazzari and was
passed unanimously.

UP-272, request of Norpen Development Co. to permit construction of 42 units
as a part of Westborough West Park, Unit 3F, Planned Community District,
adjacent to the intersection of Callan Boulevard and Greendale Drive.

The Planning Commission reviewed the matter and took into consideration the site
inspection on May 2, 1974. At the conclusion of their consideration, Commissioner
Hale moved that the Planning Commission adopt the staff report and approve UP-272
with added conditions to the staff report that the applicant comply with the
requirements of the City's department heads. The motion was seconded by
Commissioner Lazzari and was passed unanimously.

After some discussion Commissioner Raffaelli moved that the Planning Commission

by Commissioner Teglia and was passed unanimously.

report, and approve UP-277 upon the condition that the applicant comply

with the requirements of the City's department heads. The motion was
seconded by Commissioner Hale and was passed unanimously.

of Grandview Drive, and west of Pt. San Bruno Blvd., Lots 1, 2, 5, 6, 7,
12, and 13 and Block 2, Cabot, Cabot & Forbes Industrial Park No.3.
Secretary Martin read a letter from the applicant requesting this item be
continued to the next Planning Commission meeting.
Chairman .Mullin with the concurrence of the Planning Commission, approved
the applicant's request and the meeting was continued to the meeting of
May 28, 1974.

Secretary Martin stated the applicant informed him that he would be unable

Commissioner Lazzari moved that the Planning Commission approve the instant

seconded by Commissioner Raffaelli and was passed unanimously.

District to allow construction of 42 townhouse units in the PC District
(continued from April 9, 1974).

This item is related to UP-272. After some discussion, Commissioner
Lazzari moved that SA-28 be approved upon the subdivision compliance with
the requirements of City departments and division heads. The motion was
seconded by Commissioner Hale and was passed unanimously.
RZ-26
RZ-26, proposed rezoning of 9.023 acres of land, located between the
westerly side of So. Spruce Avenue and the R-l District of Mayfa~r Village
from "R~3", Restricted Multiple-Family Residential District and VlC-3",
Heavy Commercial District, in accordance with Section 6.61 of Ordinance
No. 353, as amended.

This matter was discussed with property owners and residents and both were
in agreement to the 25' space at the rear for parking and landscaping.

Commissioner Hale moved that the Planning Commission adopt the proposed
rezoning by Resolution No. 2143, recommending to the City Council its
enactment into ordinance. Commissmoner Lazzari seconded the motion
which was passed unanimously.
ANNUAL MEETING - The South San Francisco Planning Commission's Annual
Meeting, and Election of Officers.
Chairman Mullin called the annual meeting of the South San Francisco Planning
Commission to order and asked the Commissioners for nominations for the
office of Chairman. Commissioner Lazzari nominated Vice Chairman Mathewson
for "Chairman". This nomination was seconded by Commissioner Slade. Vice
Chairman Mathewson was then elected "Chairman" unanimously.
Chairman Mullin then ased the Commissioners for nominations for the Office
of "Vice Chairman" nominated Commissioner Hale for the
Office of Vice Chairman. This nomination was seconded by Commissioner Lazzari.
Commissioner Hale was elected "Vice Chairman" unanimously. The Commissioners
expressed their appreciation f.01'@ommissioner l'fullin for his outstanding service
during his term as their Chairman.
GOOD AND WELFARE AND OTHER COMrYIUNICATIONS
Mr. Tronoff presented plans showing a proposed development behind Westborough
Shopping Square and explained it in detail.
There being nothing further to be considered under Good and Welfare, and there
being no further communications or other matters of interest for the Planning
Commission, Chairman Mullin announced that the next regular meeting of the
South San Francisco Planning Commission would be held in the West Orange
Library Auditorium.
