MINUTES OF PREVIOUS ~ffiETING
Minutes of the Planning Commission meeting of June 25, 1974
Commissioner Raffaelli moved that the minutes of the regular meeting of
the.Sollthl$an Francisco Planning Commission of June 25, 1974 be approved.
The motion was seconded by Commissioner Lazzari and was passed by the
following roll call vote:

ANNOUNCEMENT CONCERNING TAPE RECORDING OF MEETING
Chairman Mathewson announced that this meeting of the South San Francisco
Planning Commission would be recorded on tape, but that anyone who wished
to come before the Commission to be heard, but who objected to having his
or her voice recorded in this manner, could request the Chairman to order
the tape recorder turned "off" for the duration of the time that he or she
is speaking or is heard.

UP-275, request of the City of South San Francisco to permit the extension
of Eucalyptus Avenue from Park Way to Stonegate Drive. (cont'd. from 4/9/74)
Secretary Martin read the letter from Mr. Ed Coopman to continue the
matter to July 23, 1973 Planning Commission meeting.
After some discussion Commissioner Lazzari moved that the matter be
continued to July 23, 1974 meeting. Commissioner Raffaelli seconded
the motion and was passed unanimously.
UP-28l
UP-28l, Brosnan Bros. request to construct a 7-unit apartment complex
at 507 Grand Avenue, in the C-2 District.
Secretary Martin read the staff report into th.e record.

Discussion: Vice Chairman Hale suggested that a standard condition from
ALUC should be added. After some discussion Commissioner Mullin moved
to approve UP-28l with the thirty two (32) conditions as set forth in the
staff report plus additional ALUC conditions and the City Engineer conditions.
Commiss.ioner Teglia seconded the motion, which. was passed unanimous ly .

The following three items were continued from the meeting of June 11, 1974:
DRAFT ErR - SOUTH SAN FRANCISCO SHOPPING CENTER proposed to be located
near the southerly side of the intersection of Westborough Boulevard
and El Camino Real.
GENERAL PLAN AMENDMENT
Proposed Amendment to the Plan Diagram and General Plan of the City of
South San Francisco to change from Medium-High Density to Neighborhood
Commercial, a parcel of land 6.85 acres in area, located near the
southerly intersection of Westborough Boulevard and El Camino Real.
REZONING
RZ-29, request of Sutter Hill Ltd. to rezone a 6.856-acre parcel of
land located near the southerly side of the intersection of Westborough
Blvd. and El Camino Real, from "U" Unclassified District to "C-l"
Neighborhood Commercial District.
Secretary Martin read the letter of Mike Couch of Sutter Hill Limited
addressed to the City Planner into the records.
"This letter is to request a continuance or delay of our study
session regarding our shopping center at Westborough and El
Camino Real. We have some difficulties to resolve regarding the
site and some additional work to be done by our consultants
which we think will make a future study session a great deal
more meaningful. Being respectful of the precious time of
planning commission members, we feel that it would be most
prudent and efficient to continue this matter for a couple
of more weeks.
I shall personnally appear at the Tuesday evening meeting to
answer any questions regarding this continuance."

During the discussion, the Planning Commission was presented with an
affidavit signed by Donati the owner of the New Southern Restaurant,
the statement of information from Southwood Homeowners' Association
and a petition signed by 1461 persons.
Considerable discussion took place, Secretary Martin suggested that
all the three items be tabled, and when the developer is ready he will
request the Planning Commission for necessary action.
At the conclusion of its consideration Commissioner Teglia moved that
all the three items be tabled until the developer is ready for future
action. Commissioner Lazzari seconded the motion and was passed
unanimously.

Secretary Martin read the letter of request into the records. The letter
written by the applicant Thomas Callan reads as follows:
"I request for a 90 day extension from today for me to file my
parcel map that has been approved for a filing of a final map.
Said parcel is located@n Gellert Blvd. in South San Francisco."
Commissioner Lazzari moved that the request of extension for 90 days be
approved. Commissioner Mullin seconded the motion and was passed
unanimously.
COMMUNICATIONS
Planning Commission discussed the letters of resignation from Mr. Charles
Lewis and Mr. George Nakada as Architectural Committee members.
Secretary Martin suggested that Bill Costanzo and Ronald Belcher be
appointed as1\firchi tectural Committee members for interim period.
Commissioner Lazzari moved that as suggested by Secretary the appointment
for both above persons be made for interim period. The motion was seconded
by Commissioner Mullin and was passed unanimously.
GOOD AND WELFARE
Secretary Martin introduced the new City Planner David C. Hale. He further
stated that this will be his last Planning Commission meeting as Secretary
although he will continue working as Planning Consultant to the City of
South San Francisco.
Planning Commission welcomed the new City Planner David C. Hale as staff
member.
Commissioner Mullin, moved, seconded by Commission Slade and unanimously
passed that the Planning Office prepare resolutions commanding the services
for the following:

Planning Commission asked the staff to give status of the following items
and take necessary actions.
1. Garbage on Barclay Bank on Chestnut Avenue.
2. Check Use Permit and wrrte regarding advertisement signs for
R. B. Furniture Store and QFI Store.
3. Landscaping and parking on site of Mr. Petrocchi's office
building on El Camino Real.
an O'Reilly from the Enterprise-Journal stated that he has noticed
areas near the Drive-In Theatre is used for parking and loading of
South City Lumber Company.

and there were no further communications or other matters of interest for
the attention of the Planning Commission, Chairman Mathewson announced
that the next regular meeting of the Planning Commission would be held
on July 23, 1974 at 8: 00 p. m. at the W. Orange Library Auditorium, South
San Francisco, California.
The meeting was adjourned at 10:10 p.m.
