APPROVAL OF MINUTES of April 7, 1994 and April 21, 1994
Neither sets of minutes were approved due to a lack of quorum.

PUBLIC HEARINGS - CONSENT CALENDAR
451 South Airport Boulevard. Price-Costco Company. UP-85-729/Mod 3. Negative Declaration
No. 770
Use Permit Modification to construct a parking lot with related landscaping, lighting and
drainage improvements at the southeast corner of South Airport Boulevard and Belle Air
Road in the P-C Planned Commercial Zone District in accordance with provisions of SSFMC
Chapter 20.91.
Motion-ZellmerjSecond- Warren: To continue UP-85-729jMod 3 off-calendar as requested in
the staff report. It was unanimously approved by voice vote.

361 Alta Vista Drive. Alta Vista Church of Christ. UP-94-963
Use Permit to allow a 2,358 square foot two level addition to the rear portion of an existing
church, including landscaping improvements and a reciprocal parking arrangement with
adjacent property in the R-1-E Single Family Residential Zone District in accordance with
provisions of SSFMC Sections 20.16.010 and 20.74.120(b).
Motion-Zellmer/Second- Warren: To continue UP-94-963 to the Planning Commission
meeting of August 4, 1994 as requested in the staff report. It was unanimously approved by
voice vote.
726 Grand Avenue. V. Mora. V-94-322
Variance to allow a detached garage structure (already built) with less than the required 20
foot backup distance and which exceeds the maximum height and size requirements of the R-2
Medium Density Residential Zone District.
Motion-Zellmer/Second- Warren: To continue V-94-322 to the Planning Commission meeting
of August 4, 1994 as requested in the staff report. It was unanimously approved by voice vote.
1154 Mission Road. Professional Karate Studio. UP-93-948/Mod 1
Use Permit Modification for the establishment of a karate studio in an existing tenant space at
the Sunshine Shopping Center in the C-1 Retail Commercial Zone District in accordance with
the provisions of SSFMC Chapter 20.91 and Sections 20.22.030 and 20.22.040( c).
The public hearing was opened. Assistant Planner Padovan presented the staff report.

Motion-Zellmer/Second- Warren: To approve UP-93-948/Mod 1 based on the findings and
subject to modified conditions of approval. Planning Condition #5 was deleted. It was
unanimously approved by voice vote.
Gellert Boulevard and Appian Way. Westborough Highlands. SC-94-19
Type "C" Sign Permit for two temporary 7-foot tall freestanding signs and several flagpoles at
the entrances to the Sunrise subdivision in the R-2 Medium Density Residential Zone District
in accordance with the provisions of SSFMC Chapter 20.76 and Section 20.86.060.
The public hearing was opened. Assistant Planner Padovan presented the staff report.

Ms. Delaney explained the purpose of the signs and stated they would be temporary.
Commissioner Zellmer suggested a one-year review and the applicant agreed to this condition.
Officer Dickson also requested that the signs be kept free from graffiti. The public hearing
was closed.
Motion-Warren/Second-Zellmer: To approve SC-94-19 based on the findings and subject to
modified conditions of approval. Planning condition #3 was changed to read: "The
application shall be subject to a review by the Planning Commission twe PPS years after the

ADMINISTRATIVE BUSINESS
The Commission requested item #6, the discussion of design review strategies for single-
family homes, be continued.
Items from Staff - Chief Planner Solomon stated that Genentech, Inc. was planning for a new
administrative building approximately 20,000 to 50,000 sq. ft. Chief Planner Solomon stated
that he had suggested to Genentech to present the proposal to the Commission at a future
date.
Items from Commission - none.
Motion- Warren/Second-Zellmer: To adjourn the meeting to August 4, 1994.
