DESCRIPTION Master Sign Program for the commercial buildings at the Kilroy
Oyster Point development in the Bay West Cove Specific Plan
District (BWCSP) in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the project is
categorically exempt from CEQA.
The Board had the following comments:
1. Revise the design of monument signs in landscaped areas to have a protective base.
2. The Board was concerned that the proposed height of the project entrance sign (24 ft
tall) and monument signs (7 ft tall) might be too tall for their respective locations.
Prior to review by the Planning Commission, the applicant should submit a rendering
of the proposed signs in context with any surrounding buildings, landscaping, and
other physical features of the campus.
3. The proposed conceptual parking garage signage is too large and is not approved as
submitted; the applicant should resubmit the final parking garage signage for approval
as part of a modified Master Sign Program.
Recommend review by Planning Commission subject to comments.

DESCRIPTION “Resubmittal’ - Design Review to construct a new Single Family
Dwelling with an ADU at 629 Tamarack Lane in the Downtown
Residential Low (DRL) Zoning District in accordance with Title
20 of the South San Francisco Municipal Code and determination
that the project is categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the revised design concept.
2. Review the landscapig plan, as the proposed Ginkgo and Red Cedar trees will grow
too large and out of scale for this location. Consider an evergreen tree species smaller
at maturity to replace the Red Cedars.
3. Consider a cultivar of Ginkgo such as Atumn Gold Ginko tree at the front, as it’s a
smaller, narrow and upright tree.
4. Revise the plans, as there is a drafting error on sheet A.3.
5. Consider using grey concrete instead of stamped concrete.

DESCRIPTION Use Permit and Design Review for the conversion of existing
storage space into office space and a Parking Reduction of eight
spaces at 324 Grand Avenue in the Grand Avenue Core (GAC)
Zoning District in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the project is
categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the proposed remodel of the 4th Lane exterior, including the
industrial design and large transom windows. It is a big improvement to the lane,
while complementing the surrounding area and history of the City.
2. The proposed yellow color is out of character with the neighborhood, as it is too bold.
Consider a more neutral or subdued earth-tone color to better complement the
surrounding buildings.
3. Provide an updated color elevation for the DRB Board to review, prior to Planning
Commission Meeting.
4. Check with the Building Division on the ADA requirements for the proposed
bathroom in tenant space #3, as well as the proposed ramp leading into the bakery
area.
5. Confirm with the Water Quality Control Division on the requirements for the trash
area, as the site may not meet the regulations.
6. The proposed bee striping may attract vandals to graffiti the area, rather than deter
graffiti.
7. Consider a graphic element along the driveway side.
Recommend review by Design Review Board subject to comments.
