PROJECT NAME New Mixed Use Development

DESCRIPTION Use Permit and Design Review to construct a Mixed-Use
Development, consisting of 27 residential units and 2,865
SF of retail, at 455-463 Grand Avenue in the Grand Avenue
Core (GAC) Zoning District in accordance with Title 20 of
the South San Francisco Municipal Code (SSFMC), and
determination that the project is consistent with the
Downtown Station Area Specific Plan (DSASP)
Environmental Impact Report (EIR), per the requirements
of the California Environmental Quality Act (CEQA).
The Board had the following comments:
1. The Board liked the proposed changes to the design.
2. The Applicant was very responsive to the previous comments and addressed the
DRB concerns.
3. The Board would like to see more historic features incorporated into the design
of the parapet. Rework the parapet to add some historic features to complement
the historic nature of the downtown district, or provide rationale as to why such
a style is not justified for this project.
4. The Board recommends recessing the ground floor windows and storefronts in a
similar manner as the upper floor windows.
5. The Board recommends adding a special treatment or sealant to the ground floor
entry gate to prevent rust from forming or staining the sidewalk.
6. The Board recommends hiring a Wind Consultant to review any potential wind
issues at the northwest end of the proposed courtyard. The proposed wind
mitigation walls should probably have some openings to allow the wind to pass
through.
