DESCRIPTION “Resubmittal” - Design Review to construct a new single family
dwelling at 407 West Orange Avenue in the Medium Density
Residential (RM-15) Zoning District in accordance with Title 20 of the
South San Francisco Municipal Code, and determination that the project
is categorically exempt from CEQA, per Class 3, Section 15303.
The Board had the following comments:
1. The Board like the revised design concept and simplified roof form.
2. The new proposed roof blends in nicely with the overall design and layout of the
proposed residence. .
3. The proposed hardi board siding should be overlapped during installation to to give a
nice reveal horitzonal line and shadow lines.
4. Incorporate a vertical wood trim to finish off the proposed garage on the left side.
5. Plant a 36” box tree along the Orange Avenue frontage, as a replacement tree for
removal of one exisitng street tree adjacent to the proposed driveway.

Francisco Municipal Code and determination that the project is
categorically exempt from CEQA
The Board had the following comments:
1. The Board liked the proposed Master Sign Program.
2. The existing building monument signs for 260 and 270 Littlefield Avenue should be
replaced to match the building monument sign outlined in the Master Sign Program
and used for the other existing building monument signs on-site.
3. The proposed tenant wall signage T1 and T2 should be revised to specify that any
proposed logo not exceed more than 75% of fascia height.
4. Any building paint replacement required after signage installation shall match the
exisitng paint color of the building.
Recommend Approval with Conditions.
