ORDINANCE NO. 653 AN ORDINANCE AMENDING ORDINANCE NO. 575 AND ZONING A PARCEL OF 1.28 ACRES AND DESCRIBED HEREIN TO PLANNED COMMUNITY COMMERCIAL OR PC-C DISTRICT AND PROVIDING REGULATIONS FOR SAID PC-C DISTRICT: AND AMENDING ORDINANCE NO. 353, AS AMENDED, ENTITLED "ZONING ORDI- NANCE OF THE CITY OF SOUTH SAN FRANCISCO", ADOPTED AUGUST 10, 1954. THE CITY COUNCIL OF THE CITY. OF SOUTH SAN FRANCISCO DOES ORDAIN AS FOLLOWS: · SECTION I: PLANNED COMMUNITY COMMERCIAL OR PC-C DISTRICT ESTABLISHED. The parcel of property more particularly described in Exhibit A attached hereto and made a part hereof, is zoned and estab- lished as a Planned Community Commercial District or zone. SECTION II: SECTION VI. SPECIAL REGULATIONS - PLANNED COMMUNITY DISTRICTS OR ZONES. Parcel B is 'hereby amended. B. Parcel B. 1. Special Findings: The Planning Commission shall make the following special findings before approving Planned Unit Development Plans and granting a Use Permit for uses in this district or zone: a. The proposed uses are planned and gauged primarily for service and conveniences to the residents of and people working within or those who will reside or work within the Planned Community District. b. The proposed uses will provide such local service and facilities which are 1) not available in a reasonably proximate loca- tion, or 2) needed and desirable as supplements to existing local ser- vice and shopping facilities. 2. Uses Permittedl The following uses when conducted within a building --1-- are permitted upon approval of Planned Unit Development Plans and the issuance of a Use Permit by the Planning Commission pursuant to the procedures set forth in the Zoning Ordinance of the City of South San Francisco as amended: a. Offices, banks, financial institutions and service'estab- lishments which are accessory to and necessary for the operation of %he uses permitted herein. b. Unilluminated signs attached to the main building and appurtenant to the use thereof and not projecting more than one foot over the property line. The Planning Commission may permit illum- inated signs in accordance with the regulations set forth in the Zoning Ordinance and Sign Ordinance of the City.. 3. Off-Street Parking - Additional Provisions: The Planning Commission shall set forth in the Use Permit the number of parking spaces required for each use applying the standards set forth in the general regulations or standards set forth for similar uses in the Zoning Ordinance of the City of South San Francisco. 4. Planned Unit Development. In accordance with Section 5.72 (a) (1) of the Zoning Ordinance of the City of South San Francisco, this parcel though con- taining less than four (4) acres may be developed as a planned unit. SECTION III. PUBLICATION AND EFFECTIVE DATE. This Ordinance shall be published once in the Enterprise- Journal, a newspaper of general circulation in the City of South San Francisco, as required by law, and shall become effective thirty (30) -2- days from and after its adoption.
