AN ORDINANCE OF THE CITY OF SOUTH SAN
FRANCISCO AMENDING ORDINANCE 353, AS
AMENDED, ENTITLED "ZON%NG' ORDINANCE OF
THE CITY OF SOUTH SAN FRANCISCO" PASSED
AND ADOPTED AUGUST 10, ]_954, AND ESTAB-
LISHING AN OPEN SPACE ZONING DISTRICT
AND CLASSIFYING THE PROPERTY HEREIN
DESCRIBED.
THE cITy COUNCIL OF THE CITY OF SOUTH SAN FRANCISCO DOES
ORDAIN AS FOLLOWS:
I. AMENDMENT OF SECTION 2.1.
Section 2.1 of Ordinance No. 353, as amended, known, cited
and entitled "Zoning Ordinance of the City of South San Francisco,"
passed and adopted August 10, 1954, is hereby amended to read:
2.1 The several districts established are as follows:
Single Family Residential District or R-1 District
Duplex Residential District or R-2 District
Multiple Family Residential District or R-3 District
Neighborhood Commercial District or C-1 District
Central Commercial District or C-2 District
Heavy Commercial District or C-3 District
Industrial District or M-1 District
Heavy Industrial District or M-2 District
UnclaSsified District or U District
Combining District or H Distr%ct
Planned Community District or P-C District
Comgining District or B District
Planned Commercial and Light Industrial District
or P-C-M District
Open Space District or OS District
II. AMENDMENT OF SECTION 2.2 AND ZONING MAP.
Subsection 2.2 of Ordinance No. 353, as amended, known,
cited and entitled "Zoning Ordinance of the Ci'ty of South~ San
Francisco, passed and adopted AUgust 10, 1954, and "Zoning Map
of .th'e City of South San Francisco, California," dated March 1,
1961, adopted March 5, 1962, are hereby amended so -that the
property hereinafter described in Section IV shall be established
as Open Space Districts or Zones.
III. DELINEATION ON ZONING MAP.
The designation, location and boundary of the property
herein zoned and hereinafter more particularly described shall
be delineated upon the map entitled "Zoning Map of 'the City
of South San Francisco, California," dated March 1, 1961,
adopted March 5, 1962.
IV. ESTABLISHMENT Or ZONING CLASSIFICATION.
The following described property is hereby zoned and
established Open Space Districts or Zones:

V. ADDITION OF SECTION 4.5.
Ordinance No. 353, as amended, known, cited and enti-tled
"Zoning Ordinance of the City of South San Francisco," passed and
adopted. August 10, 1954, is hereby amended to add Section 4.5
which shall read as follows:
Section 4.5 Open Space District or OS District.
The following regulations shall apply in all OS Districts
and shall be subject to the provisions of Section 5 of
this ordinance, except that where conflict in regulations
occur, the regulations specified in this section shall
apply.
4.51 Certain distric-ts, designated 'by the symbol OS
and referred to as Open Space Districts, are established
to provide certain extensive uses of land and to establish
standards for such uses. The intent of this district is

to provide a method of implementation of 'the adopted
Open Space and Conservation Element of the South San
Francisco General Plan. The district regulations are
intended as a method for the protection of valuable
open space lands and uses, including the preservation of
natural resources, the managed production of resources,
outdoor recreation and public health and safety.
4.52 USES PERMITTED .
(a) Agriculture.
(b)
Golf course, provided that no clubhouse or accessory
building shall be located nearer than 200 feet to
any dwelling.
<c)
One family detached dwelling inCluding accessory
buildings, as regulated in the R-1 District, with
the exception that the minimum lot size for such use
shall be one acre.
(d)
Accessory structures and uses loca-ted on the same site
as a one family residence for which the use is clearly
related to single family dwelling, including the follow-
ing:
1) Garages and carports.
2) Garden structures.
3) Greenhouses.
4) Storage buildings.

Recreation rooms..
Hobby shops provided that no noisy or otherwise
objectionable machinery or equipment is used and
provided that no sales are made therefrom.
(e)
7) Private swimming pools.
Public, parochial and private elementary schools,
junior high schools, high schools and colleges.
(f)
Public park, wildlife preserve, recreation or open
space area.
(g)
Churches, parish houses, monasteries, convents and
other religious institutions.

4.53 USES PERMITTED, SUBJECT TO FIRST OBTAINING A USE
PERMIT IN EACH CASE:.
(a) Broadcasting tower for radio or television.
(b)
Mining, dredging, loading and hauling of sand, dirt,
gravel or other aggregate.
(c)
Private, non-profit schools and colleges not includ-
ing business, professional or trade sehooI and colleges.
(d)
Public and private philanthropic and charitable institu-
tions.
(e)
Public utility and public service structures or instal-
lations when found by the Commission to be necessary
for the public health, safety or welfare.
(f)
Incidental and accessory structures and uses located
on the same site with andnecessary to the operation
of a Conditional Use.
(g)
Private commercial recreation uses which do not sig-
nificantly alter or eliminate the land's natural
character.
(h) Hospital and Sanitarium
4.54 GENERAL REGULATIONS
(a)
No horses or cattle and no other animals except
household pets shall be bred, raised or maintained
within 200 feet of any R Distbicts.
(b)
Off-street parking and loading space shall be pro-
vided in accordance with Section 4.1 herein.
(c)
The total ground coverage of structures on any parcel
located within the OS District shall not exceed 25%
of the gross parcel area.
VI. PUBLICATION AND EFFECTIVE DATE.
This Ordinance shall be publiShed once in the Enterprise-
Journal, a newspaper'of general circulation in the City of
South San Francisco, as required by law, and shall become
effective thirty (30) days from and after its adoption.
