AN ORDINANCE AMENDING TABLE 20.69.020 AND TABLE 20.72.030
OF THE SOUTH SAN FRANCISCO MUNICIPAL CODE TO ALLOW TWO
DWELLING UNITS ON R-2 ZONED LOTS WITH A MINIMUM SIZE OF
4,500 SQUARE FEET
THE CITY COUNCIL OF THE CITY OF SOUTH SAN FRANCISCO DOES ORDAIN AS
FOLLOWS:
SECTION 1. Table 20.69.020 Amended.
Table 20.69.020 is hereby amended, as detailed in the attached
Table 20.69.020.
SECTION 2. Table 20.72.030 Amended.
Table 20.72.030 is hereby amended, as detailed in the attached
Table 20.72.030.
SECTION 3. PUBLICATION AND EFFECTIVE DATE.
This ordinance shall be published once in the Enterprise-Journal, a
newspaper of general circulation in the City of South San Francisco, as
required by law, and shall become effective thirty (30) days from and
after its adoption.
Introduced at a regular meeting of the City Council of the City of South
San Francisco, held the 12th day of October , 19 88 .
Adopted as an Ordinance of the City of South San Francisco at a regular
meeting of the City Council of the City of South San Francisco, held the 26th
day of October , 19 88 , by the following vote:

Councilmembers Mark N. Addiego, Richard A. Haffey, Gus Nicolopulos,
Roberta Cerri Teglia, and Mayor Jack Drago

Densities which exceed the maximum densities .given in the
General Plan reflect existing densities in already developed
neighborhoods.
In determining the number of units permitted on a lot, any
fraction of 0.5 or greater resulting from dividing the lot
area by .the "minimum site area per dwelling unit" is rounded
up to the next whole number.
Example: lot size: 4,500 sq. ft. = 1.55 = 2 units permitted
2,904 sq. ft.

"H" designator

When the average slope of a building site is between twenty
percent and thirty percent, the Planning Commission may
increase the applicable Minimum Site Area per Dwelling Unit
requirement.
(d)
In zones with a density designator of "L," on lots
containing less than 10,000 square feet, the minimum site
area per dwelling unit shall be 2,000 square feet. For
lots of 10,000 square feet or more, the minimum site area
per dwelling unit shall be 1,452 square feet.
(e)
In order to be considered for more than one dwelling unit, a
lot shall contain a minimum of 4,000 square feet.

Accessory buildings in any R district may occupy not more
than forty percent of the required rear yard area.
(b)
All corner lots shall be a minimum of six thousand square
feet, with a minimum frontage (width) of sixty feet and
length (depth) of eighty feet.
