PROJECT NAME New Landscaping with Entry Canopies
(Case Planner: Christy Usher)
DESCRIPTION Design Review for an updated landscaping plan with new entry
canopies for several existing office buildings located at 1100-
1120 Veterans Blvd in the Business Technology Park - High
(BTP-H) Zoning District in accordance with the Title 20 of the
South San Francisco Municipal Code and determination that the
project is categorically from CEQA.
The Board had the following comments:
1. The Board was in support of the overall design concept and campus
improvements to the buildings, landscaping and usable pedestrian improvement
that considered the wind studies and analysis conducted by the applicant.
2. The Board liked the introduction of a warm color pallet and materials with the
proposed project.
3. The Board requested the applicant ensure the proposed wooden wall is
constructed and designed with articulation, undulation, and variation so that it
blends well and is compatible with the existing elements and buildings on site.
4. Consider a curved pattern instead of a continuous wall and vary the size of wood
used. Also tier landscaping behind the wall for integration of the feature into
the site.
5. The proposed landscaping pallet will work for the surrounding campus, but be
caution on certain species, as theses species will not survive the SSF elements or
frost. These species should not be used:
Achchillea millefolium, Yarrow – allergies.
Baccharis pilularis ‘Pigeon Point’, Pigeon Point Coyote Brush – short
lived.
Muhlenbergia rigens, Deer Grass – cold microclimate stunts growth.
Acacia podal yrifolia, Pearl Acacia – allergies.
Westringia fruticosa ‘Morning Light’, Morning Light Westringia – frost
damage.
6. The proposed Acacia tree is a high allergen species and recommend an
alternative tree.
7. Confirm that the lights on the campus are using down lights.

Transit Core in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the project is
categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the overall Master Sign Permit program.
Recommend Approval and can proceed to a future Planning Commission meeting.
4. Miscellaneous - David Nelson will not be in attendance at the next Design Review
Board Meeting scheduled for April 16th.
