HomeMy WebLinkAboutReso 72-2024 (24-443)BKF ENGINEERS 4670 Willow Road, Suite 250, Pleasanton, CA 94588 | 925.396.7700 Page 1 of 2 March 20, 2024 BKF No 20220149 EXHIBIT “A” QUITCLAIM AREA The land referred to herein is situated in the City of South San Francisco, County of San Mateo, State of California, and is described as follows: Being a portion of Parcel Two as described in the Deed recorded May 13, 1919, in Book 281 of Deeds, at Page 6, of Official Records of San Mateo County (281 OR 6), being more particularly described as follows: COMMENCING at the intersection of the southerly line of East Grand Avenue, formerly Swift Avenue, and the easterly line of the right of way of the Southern Pacific Railroad Company, from which point of intersection, the centerline of a 10-foot sewer easement, as described as Parcel Two (281 OR 6), bears South 88°57’16” East 109.00 feet, easterly along the southerly line of East Grand Avenue; Thence leaving said point of commencement, easterly along the southerly line of East Grand Avenue, South 88°57’16” East, 103.80 feet, to a point on the westerly line of said 10-foot sewer easement (281 OR 6), said point being the most northwesterly corner of said easement and the POINT OF BEGINNING; Thence southerly along said westerly line, South 15°03'11" East, 378.27 feet, to the southerly line of Parcel Three as described in the Grant Deed recorded June 2, 2015, as Document Number 2015-056504 (2015-056504); Thence easterly along said southerly line, South 88°57'16" East, 10.41 feet, to the beginning of a line parallel with and distant 10.00 feet, measured at a right angle, easterly from the hereinabove mentioned westerly line, said line being the easterly line of said 10-foot sewer easement (281 OR 6); Thence northerly along said parallel line, North 15°03'11" West, 378.27 feet, to the southerly line of East Grand Avenue; Thence westerly along said southerly line, North 88°57'16" West, 10.41 feet, to the POINT OF BEGINNING. Containing an area of 3,783 square feet, more or less. A plat showing the above described easements is attached hereto and made a part hereof as Exhibit “B” sheet 2. The Basis of Bearings is North 88°57'16" West, along the former centerline of East Grand Avenue between found Monuments as shown on sheet 3 of that certain Record of Survey for the extension of Gateway Boulevard, filed June 19, 1987, in Book 10 of L.L.S. maps at pages 88 to 89, inclusive in the office of the County Recorder.
