PROJECT NAME Self-Storage Facility
(Case Planner: Victoria Kim) DESCRIPTION Conditional Use Permit and Design Review to construct a
new 3-story self-storage facility at 1341 San Mateo Avenue in
the Mixed Industrial High (MIH) Zoning District in accordance with Title 20 of the South San Francisco Municipal Code and CEQA determination.
The Board had the following comments:
1. The Board liked the design concept with the articulation of the material
finishes and colors.
2. On the San Mateo Avenue street side elevation, consider adding an interior
design or colorful accent to help break up the blank white wall in the lobby
entrance and office area.
3. There are discrepancies between rendering images and the site plan. Match
the renderings to the site plan for consistency.
4. On the San Mateo Avenue and Lowrie Avenue street frontages, consider
pulling back the ramp to create a planter area by 2 ft. to create a separation
from the City’s sidewalk and add a landscaping strip, as this will help with the
ramp & sloped walkway condition design.
5. Review the landscaping plan, as certain species (i.e. Lagerstroemia) will not
tolerate the SSF elements. There are species that will not survive in the wind
or the cold such as Brisbane Box, Reconsider and replace Rosemary and Pink
Muhly Grass for bioretention plants with plants per the San Mateo County C3
manual for treatment areas of this type.
6. The street trees need to reach a height of 20-30 ft to help scale with the
building. Consider Tristania conferta (Lophostemon), Brisbane Box and/or
Ginkgo biloba “Princeton Sentry’, Princeton Sentry Ginkgo trees (Upright
and narrow). Provide an updated landscape plan to Planning for routing back
to DRB
Recommend Approval with Comments and proceed to a future Planning
Commission meeting.
