1. Study Session Genentech Building 31

Use Permit to allow construction afive-story office building (Building 31) with a total floor space of
150,972 square feet at 1531 Grandview Drive .
Senior Planner Lappen gave a brief presentation.
* Commissioner Teglia arrived at 6:10 p.m.
Lisa Sullivan, Director of Strategic Facilities Planning presented the project in detail.
Commissioner Teglia pointed out that a curve along the street frontage was suggested by the Commission at
the previous meeting and encouraged the applicant to consider it as part of the design. He asked if the size of
the breezeway was looked at. Ms. Sullivan noted that the breezeway was designed to minimize the wind
tunnel effect.
Commissioner Sim noted that the plaza is more articulated. He noted that the hole appeared much better with
the previous scheme. He added that the overall concept has been significantly improved.
Commissioner Teglia asked for a perspective of the building from the corner or across the street, and being
able to see the street side. Ms. Sullivan noted that there are areas that will not be seen by the public.
Commissioner Teglia pointed out that the curved wall cuts off and noted that there is still an opportunity to add
undulation to the straight section of the wall. Ms. Sullivan noted that they curved the building as far as they
could. She added that they converted the spaces behind the extended curtain wall to conference areas and in
the process have lost 4 offices.
Commissioner Honan commended the applicant on the design and curve on the front of the site. Commissioner
Zemke complimented the developer on a job well done.
Chief Planner Kalkin recommended continuing the discussion to the regular meeting Public Hearing item on this
project, and the Commission concurred.

2. Study Session Genentech Childcare Facility

444 Allerton Avenue

Use Permit allow construction of a 51,000 s.f. childcare facility serving approximately 500 children,
comprising six separate buildings, at 444 Allerton Avenue.
Senior Planner Lappen presented the staff report.
Shar Zamanpour, Genentech Principal Planner gave a detailed presentation of changes since the previous study
session.
Commissioner Teglia asked if the metal roofing would be colored. Ms. Zamanpour noted that it is an
element that is continuous throughout the site and will not be colored, but will remain as a unifying
element. Commissioner Teglia noted that the facade has improved and asked if spandrel glass could be
installed on the right side of the facade to make it symmetrical. Ms. Zamanpour noted that they
intentionally gave the facade an asymmetrical look.
Commissioner Zemke questioned if this would be a phased construction project. Ms. Zamanpour noted
that it will be done as one full project.
Commissioner Honan thanked Genentech for increasing the designated drop off parking and felt that
making traffic circulation one way was much safer for the children. She asked if the exterior fencing would
have more landscaping. Ms. Zamanpour noted that the fence will have landscaping.
Commissioner Teglia noted that the contrast in the glass colors catches the attention and asked if there
would be a tint added. Ms. Zamanpour noted that the glass tint will be more green than blue and the clear
glass will only be at the lobby area. She added that they will work with staff to find a glass with a blue
tint.
Commissioner Teglia noted that there is an opportunity to reduce the atrium roofline to break up the boxy
feeling on the facade. Ms. Zamanpour noted that the reveals will help break the roofline and in some
cases it extends beyond the line of the building. Commissioner Teglia added that the roofline could be
raised and also suggested raising the wall.
Senior Planner Lappen noted that conditions of approval could be added to incorporate the Commission
comments regard design.
Chief Planner Kalkin recommended continuing the discussion to the regular meeting Public Hearing item on
this project, and the Commission concurred.
