HomeMy WebLinkAboutReso 4583-1966RESOLUTION NO. 4583 CITY COUNCIL, CITY OF SOUTH SAN FRANCISCO, STATE OF CALIFORNIA A RESOLUTION APPROVING PROCEDURE FOR NEW CONSTRUCTION OF COMMON GREENS IN PLANNED CO~dNITY DISTRICTS AND PLANNED UNITS BE IT RESOLVED by the City Council of the City of South San Francisco that 1. The proposed procedure regarding the construc- tion of common greens in Planned Community Districts and Planned Units submitted by the Landscape Specialist in his Inter-Office Memorandum dated 11-29-66 is hereby approved. 2. The Inter-Office Memorandum dated 11-29-66 from the Landscape Specialist to the City Council setting forth the procedure, which Inter-Office Memorandum is entitled "Procedure for New Construction of Common Greens", is attached hereto as Exhibit "A" and made a part hereof. 3. A copy of this Resolution together with the attach- ment be forwarded to the Planning Commission of the City of South San Francisco with the request that said Commission adopt a Resolution accepting said procedure and authorizing its use in administering the installation of the Common Greens in Planned Community Districts and Planned Units. I hereby certify that the foregoing Resolution was regularly introduced' and adopted by the City Council of the City of South San Francisco at a reqular meeting held on the 5th day of December , 1966, by the following vote: AYES, GOUNCILMEN Frank J. Application for Construction. Two complete sets~ landscape plans and specifications wtll be presented to the office of the City Planner. They will be reviewed by a Board consisting of the City Planner, the Landscape Specialist and the Superintendent of Recreation and Parks which shall make its recommendations to the Planning Con~nission. One copy of the approved specifications and one copy of the approved plans in a repro- ducible form (sepia or tracing) wtll be filed with the City Clerk. 2. Workinq Plans. The second set of plans and specifications will be kept by the Landscape Specialist to be used by him in inspecting every phase of the work in progress. 3. Performance Bond. A perfomance bond consisting of 100~ of the estimated cost of development will be filed by the developer. 4. Insoectton of work in pro=tess. The Landscape Specialist w/Il be given the same opportunity to make inspections as the developer or the Landscape Architect, but his inspections shall not relieve the Landscape Architect or the developer of their responsibility to also make inspections and ensure the meeting of specifications by the contractor. A. The Landscape Specialist will be notified when the sprinkler system is ready for testing and inspection and the ditches shall not be back- filled until he inspects and approves the installation. B. Shrubs and trees will be inspected before planting and shall not be planted unless they meet approved spec/f/cations. C. Planting holes will be inspected after digging and prior to planting to see that they meet approved specifications. §. Chanqes in Plans. Any changes from the original plans or specifications will be approved by the Landscape Specialist before installation. Any such changes, when approved, will be noted on the Landscape Specialist's plans by the contractor, so that, by the completion of the installations, his plans will be "as built." 6. Filing of plans. At the completion of the whole installation of a common Green, Uas built" plans, which conform to the work performed in every detail, shall be furnished by the contractor to the City Clerk where they will be kept on file as a permanent record. 7. Final inspection. The Landscape Specialist will make a final inspection of work, of lawns and planting at the Developer's request upon completion of work. He shall submit in writing any discrepancies found between the installation and approved specifications, and these shall be corrected before the contractor's final phase coe~nences, his post-planting main- tenance period. 5. POSt-PlantinQ maintenance period. This maintenance shall be done by the planting contractor, and shall be for a minimum of 45 days after final inspection, and shall consist of those horticultural practices itemized in the approved specifications. g. Final ~cceptance. The Landscape Specialist shall make final recon~nendations to the City ~anager upon the satisfactory completion of all work, including maintenance, but excluding the replacement of plant materials, the guarantee for which shall remain in effect as provided by the specifications. 10. Guaratee and replacement. All plant material shall be guaranteed to be in good healthy and flourishing condition of active growth at the end of the guarantee period as described in the approved specifications.
