A RESOLUTION APPROVING GENERAL PLAN
AMENDMENT GP . 83-22 PURSUANT TO
PLANNING COMMISSION RESOLUTION NO.
2323 -ADOPTED THE 10TH DAY
OF ~IARCH, 1983
WHEREAS, the proposed amendment (GP 83-22 ) to the City's General Plan
is set forth in Resolution No. 2323
of the Planning Commission entitled
"A Resolution of the South San Francisco Planning Commission Recommending
that the City Council approve Negative Declaration No. 3t~/, Amending a
Portion of the General .Plan from Low Density .to Medium-High Density and
Prezone/Rezone from R-1 (County Zoning) and "U" Unclassltied to'~PD-15
an approximately 0.46 acre property entitled Lands of DeNardi on the
southwest Corner Of Ponderosa Road and Al ida Way."
attached hereto as Exhibit A,~and
WHEREAS, on the lOth day of March , 1983, by Resolution

No. 2323 the Planning Commission of the City of South San Francisco approved
and recommended same to the Council, as set forth in Exhibit 1 attached hereto,
and
WHEREAS, the Council, pursuant to the Government Code of the State of
California, duly set a hearing thereon for the 4th day of May ,
1983 , notice of which was published in the "Enterprise-Journal," a newspaper
of general circulation printed and circulated in the City of South San Francisco,
and which date of publication was more than ten (10) days prior to the date set
for said hearing', and the affidavit of said publication is on file in the
office of the City Clerk, and
WHEREAS, the Council did hold said hearing on said date and did there-
upon consider said amendment and the statements and communications made at
said hearing;
NOW, THEREFORE, IT IS ORDERED THAT-
1. The Council hereby adopts as an amendment to the City's General
Plan the amendment recommended by the Planning Commission in Resolution No.

attached hereto, thereby amending a portion of thP. General Plan from low
density to medium-high density and prezone/rezone from R-1 (County Zoning)

2. The said amendment be endorsed as adopted by this Resolution and the
Mayor and City Clerk shall execute said endorsement.
I hereby certify that the foregoing Resolution was regularly introduced
and adopted by the City Council of the City of ~outh San Francisco at a

RESOLUTION NO. 2323
A RESOLUTION OF THE SOUTH SAN FRANCISCO PLANNING COMMISSION RECOMMENDING
THAT THE CITY COUNCIL APPROVE NEGATIVE DECLARATION NO. 387, AMENDING A
PORTION OF THE GENERAL PLAN FROM LOW DENSITY TO MEDIUM-HIGH DENSITY AND
PREZONE/REZONE FROM R-1 (COUNTY .ZONING) AND "U" UNCLASSIFIED TO RPD-15
AN APPROXIMATELY 0.46 ACRE PROPERTY ENTITLED. LANDS OF DE NARDI LOCATED
ON THE SOUTHWEST CORNER OF PONDEROSA ROAD AND ALIDA WAY
WHEREAS, on March 10, 1983, the South San Francisco Planning Commission held an
advertised public hearing to consider General Plan Amendment GP-83-22 and Rezoning
Application RZ-83-76 regarding an 0.46 acre property located on the southwest corner
of Ponderosa Road and Al ida Way; and
WHEREAS, Negative Declaration No. 387 was prepared and considered in accordance
with the California Environmental Quality Act, as amended; and
WHEREAS, after hearing public testimony, the Commission determined that a Medium-
High Density Residential land use designation was an appropriate land use for this
~-~ property; and
WHEREAS, a Medium-High Density Residential designation on this property was
determined not to be adverse to the public health, safety and general welfare nor
detrimental to the surrounding properties and improvements; and
WHEREAS, the Commission determined that RPD-15, Residential Planned Development
Zone District at 15 units per acre, is consistent with the proposed Medium~-High
Density Residential designation on the General Plan;
NOW, THEREFORE, BE IT RESOLVED that the South San Francisco Planning Commission
hereby recommends that the City Council approve Negative Declaration No. 387 (Exhibit
"A") and amend the Land Use Element of the General Plan from Low Density Residential
to Medium-High Density Residential on property located at the southwest corner of
Ponderosa Road and Alida Way (Exhibit "B").
NOW, THEREFORE, BE IT FURTHER RESOLVED that the South San Francisco Planning
Commission reCommends that the City Council prezone/rezone an approximately 0.46

I hereby certify that the foregoing resolution of intention was introduced and
adopted by the Planning Commission of the city of SOuth San Francisco at the regular

The Department of Community Development of the City of South San Francisco considered
the following proposed project, and has prepared the following "Negative Declaration".

Proposed Project: GP-83-22 and RZ-83-76. A proposed General Plan Amendment from Low
Density to Medium-High Density Residential and a Rezoning application to prezone/
rezone an approximately 0.46 acre property from R-1 (County) and "U" Unclassified (City)
to RPD-15~ Residential Planned Development~ 15units per acre, located on the south-
west corner of Ponderosa Road and AlidaWay.
"Negative Declaration"
Findings· The project will not have a significant effect on the environment.

Rea~on~r~uppor~ipg Findings: To mitigate any potential environmental impacts such
as ~raiilC, parking and compatibility with surrounding uses, this property should be
designated Medium-High Density Residential designation on the General Plan. The property
is proposed to be prezoned/rezoned RPD-15, Residential Planned Development Zone District
at 15 units per. net acre for consistency with the General Plan and to regulate the
precise density and design by RPD Permit. ~]ere are no known rare or endangered
species, cultural, scenic, archeo]ogical or historical elements on the site.
