SOUTH SAN FRANCISCO DESIGN REVIEW BOARD
Meeting of May 16, 2017
TIME: 4:00 P.M.

1. Administrative Business: - 213 East Grand
· Thoroughly review the landscape plan to determine that the proposed species
selected will work on the campus, especially in Zone 17; the plant species selected
and proposed will need to survive the wind elements and soil conditions.
o For example, the proposed “Ashland Tree” will not work in this Zone.
· For the perimeter area adjacent to the E. Grand Avenue public right-of-way,
replace the existing arctostaphylos shrubs with proposed shrubs with a species that
will grow at least 4-5’ high to help mitigate the view of the parking lot from East
Grand Avenue.
· Fill in the gaps and evenly space the proposed trees along Forbes Blvd.
· Incorporate additional street trees along East Grand Avenue.
· Be consistent and incorporate trees in all the parking lot areas/ parking strips;
specifically, there should be a parking strip with trees every six parking spaces
· Select a ground cover that will work on the campus, as the proposed “Buffalo
Grass” may not work, due to the cool temperatures. Consider “Ceanothus
gloriosus Anchor Bay” as your ground cover.
· Need to plant a taller tree species adjacent to all building elevations of the parking
garage, especially the plaza area. Consider something tall such as Italian Poplar, or
some other tall narrow species that sill take the wind and cool temperatures, while
screening the parking structure façade.
· Integrate Cupressus macrocarpa, Monterey cyprus trees adjacent to the basketball
court to help minimize wind onto the recreational space.
· Consider driving through the areas East of 101 and see what trees, shrubs, and
ground cover work well.

The Board had the following comments:
1. The Board liked the design concept.
2. Check with the Building Department if the proposed bedroom windows meet
egress.
3. Review the City’s “Successful Tree and Plant List” to help select your tree
species for the rear yard landscaping plan.
4. On the north elevation, remove the screen element on the rear of the building.
5. Screen the trash enclosure and add some vines to help soften the appearance.
Wisteria (various colors available, deciduous) does well in SSF. Others that are
successful are Ficus pumila minima, Creeping Fig (evergreen) and
Parthenocissus tricuspidata, Boston Ivy (deciduous).
6. Create a pathway in the rear yard around the patio area.
Recommend Approval with Conditions.

The new addition looks like a pop-up addition.
2. Revise the new roof to match the exising dwelling.
3. Revise the roof plan to add some crickets, as the plan shows potential water issues.
Resubmittal required.

The Board had the following comments:
1. The Board liked the revised plan concept.
2. The plans are still lacking detailed information and do not match the
elevations (please revise accordingly).
3. Need to incoporate a roof detail plan.
4. Select a tree species that will work well with the local weather and wind
conditions; please review the City’s tree list which is available from the
Planning Division upon request.
Recommend Approval with Conditions.

categorically exempt from CEQA, per Class 1, Section 15301.
The Board had the following comments:
1. Consider revising the proposed floor plan to be more functional. For instance, as
the front door swings into the a kitchen cabinet.
2. Consider adding a coat closet into the gound floor entrance. This will help with a
sense of arrival into the dwelling.
3. Work with the Planning Division on ensuring that the CMU wall meets the height
requirements of the Zoning Ordinance. Consider planting Ficus pumila ‘Minima’,
Creeping Fig (evergeen) and/or or Parthenocissus tricuspidata, Boston Ivy vines
along the wall.
Recommend Approval with Conditions.
