The Board had the following comments:
1. Revise the project plans to include a Grading Plan and a Site Plan depicting property lines,
storm-water management, and how accessibility will be addressed on the site.
2. Revise the project architecture to include more contemporary materials (i.e. tile, hardi plank,
brick veneer, etc.), more articulation and an updated color scheme.
3. Revise the Landscape Plan to include trees along the street frontage and at the edge of the
bio-retention areas (consider Armstrong Maple within the bio-retention areas). Also remove
the following species from the plan:
· Catalina Ironwood (consider a broadleaf evergreen species)
· Medora Juniper (consider ‘Swan Hill’ fruitless olive tree)
· Coastal Rosemary (consider a species that can survive freezing conditions)
4. Select tree species that will scale with the height of the building.
Resubmittal required.
