PROJECT NAME New Multi-Family Residential Units

DESCRIPTION “Resubmittal” - Use Permit, Design Review & Tentative Parcel Map to
construct a new 6-story mixed-use building with 172 residential units, 2
levels of parking, and 10,915 square feet of retail space at 988 El Camino
Real in the El Camino Real/Chestnut Mixed Use High Density (ECR/C-
MXH) Zoning District in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the environmental
effects of the proposed project were sufficiently analyzed under the El
Camino Real / Chestnut Area Plan Program Environmental Impact Report
(EIR), per the requirements of the California Environmental Quality Act
(CEQA).
The Board had the following comments:
1. The Board liked the revised plans.
2. Add some visual elements into the pedestrian aisles to create a sense of arrival and visual
interest to the site.
3. Proposed signage will be reviewed at a later time.
Recommend Approval with Conditions.

PROJECT NAME Single Family Dwelling Addition of 1,080 sq. ft.

DESCRIPTION Design Review to add 1,080 square feet to an existing Single Family
Dwelling at 635 Miller Avenue in the Downtown Residential Low (DRL)
Zoning District in accordance with Title 20 of the South San Francisco
Municipal Code and determination that the project is categorically exempt
from CEQA, per Class 1, Section 15301.
The Board had the following comments:
1. The proposed project has an outdated appearance with the colors chosen. The selected blue
trim does not complement the residence; therefore, select a neutral trim color that ties into the
stone veneer and the stucco façade.
2. Remove the blue trim proposed at the water table; incorporate the proposed stonework into
the water table and the stucco siding (2-3 inches wide), and include a stucco weep screed.
3. The proposed tree in the front yard should be drought-tolerant and of an Evergreen species.
Please defer to the City’s tree list that that is available on the Planning Division webpage.
Recommend Approval with Conditions.
3. Miscellaneous – Cadence Phase 2 / 216 Miller Avenue – Preliminarily Review
· The site should include some retail spaces.
· The Junior Units have no sense of privacy and the Board did not like the “Frosted Windows”.
· The proposed tree species will not survive at this location.
· Review the wind elements on this site.
· Select tree species that will scale the height of the buildings, to be at least 30-35 ft. tall.
Brisbane Box won’t work.
· The proposed tree planter boxes should be at least 15x5x3 with a good root soil. Trees will
not grow in the planter boxes as they are shown (5x5).
· Consider adding a narrow planting strip along the sidewalk area on Miller and Cypress
Avenue.
· Where is the Bio-Retention going to be located on the site? (Show on civil drawings)
· There is no proposed play area on the plans, consider adding some green space around the
roof deck as a play area.
· Board is concerned with the proposed 16 foot deep parking stalls.. These proposed stalls are
too small and don’t meet the standard 18 foot length dimension. How does a larger pick-up
truck maneuver around the stall without hitting another vehicle or structure?
· Does the site meet the required parking requirements?
· Applicant will submit revised plans addressing the Board’s comments
