Comments from the Board:
1. Mechanical equipment should be screened.
2. Add some long and slender trees around the structure.
3. Is the unit taller than the fence? Correct the fence height on the plans as required.
4. What’s the distance between the fence and the unit?

DESCRIPTION Design Review to construct a new single family dwelling at 856 Grand
Avenue in the Downtown Residential Low (DRL) Zoning District in
accordance with Title 20 of the SouthSan Francisco Municipal Code and
determination that the project is categorically exempt from CEQA, per
Class 3, Section 15303.
The Board had the following comments:
1. The proposed project is large and boxy; it could use articulation.
2. Design the front elevation for greater design compatibility with the existing residence.
3. Carry the brick veneer around the dwelling. Current wrap around has arbitrary end point.
4. Consider incorporating some different material elements or color design to help break up the
massing of the building. Add some horizontal bands to the long blank walls.
5. If the pediment/covering on top of the entry is kept, it should match the roof style.
6. Incorporate a side access walkway between the two buildings.
7. Color and materials for paving elements and building elements should be compatible.
8. Correct the “permeable concrete” label to “permeable pavers.”
9. Applicant needs to provide a Topography plan, as the site may have some drainage issues
along the property line and down slope to building faces.
10. A Civil Engineer is recommended to review the site.
11. Retaining walls may need to be incorporated into the plans.
12. The plans are lacking detailed information on the proposed side stairwells.
13. The stairwells are encroaching into the side yard setbacks and the site needs to have adequate
fire access. A minimum 3 foot separation from the property is needed.
14. The Board recommends the applicant use paved impervious surface for the driveway, as
concrete blocks will not work for the site.
15. Incorporate a useful open space area.
16. The 6 feet width between buildings may create too much of a canyon in the space.
17. Add some street trees to the plans. Put street trees in front of the existing residence and match
neighboring trees.
Resubmittal required.
