The Board had the following comments:
1. The Board approved the design concept.
2. Consider adding some articulation to the second story addition by adding muntin trim for
the windows.
3. Consider matching the front and garage doors with the same detail elements.
4. The renderings show a fence, but the plans are missing the detail information.
5. If a fence is being proposed, include the information on the site plan.
6. Clarify the type of pavers that will be used in the front yard.
Recommend Approval with comments.

The Board had the following comments:
1. The Board liked the design concept.
2. Check with the Police Department, as the proposed double doors may not meet their
regulations.
3. The bathroom facility should be located inside the building.
4. Check with the Building Department if handrails would be required for the walkway
leading down into the structure.
5. Check with the Police Department for any additional security issues /concerns.
Recommend Approval with Conditions.

dwelling at 453 Valverde Avenue in the Low Residential Density (RL-
8) Zoning District in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the project is
categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the design concept.
2. The front door and the garage door should match with the same square elements. The
garage door should match the contemporary style of the residence design.
3. The existing and proposed windows should all match and include a mullion trim around
the windows. Remove muntins to the sliding glass door for consistency in appearance.
4. Clarify whether the site will include a fence. If so, show the details on the plans with
material type and height. The fence shall be no higher than three feet tall within the front
yard setback area (15 feet from the front property line).
5. Consider a natural looking pervious stone for the front yard pavers.
6. Ensure no more than 50 percent of the front yard is covered by impervious surfaces.
7. The proposed front yard tree may grow too tall. Look at alternative species that will
better scale the height of the dwelling.
Recommend Approval with Conditions.

PROJECT NAME Exterior Modifications / FAR Increase

DESCRIPTION Use Permit and Design Review for exterior modifications and to
increase the maximum base floor area ratio (FAR) to allow additional
floor area for an existing Industrial Office building at 215 Littlefield
Avenue in the Mixed Industrial (MI) Zoning District in accordance with
Title 20 of the South San Francisco Municipal Code and determination
that the project is categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the design concept.
2. Check with the Building Department, as the proposed ADA parking stalls need to be
relocated to be accessible from the closest entry way to the building. Per code, the plans
need to incorporate an ADA Van stall.
3. The site is lacking an ADA access path to the sidewalk. An accessible pathway shall be
added at the front of the site to provide a connection to the sidewalk.
4. The board recommends a different siding material for the building. Consider a synthetic
material as the current proposed siding may not hold up.
5. The applicant needs to hire a Land Surveyor to conduct a survey and determine the
property lines.
6. A civil engineer should calculate the bio-retention needs. Landscaping should be
designed with consideration of bio-retention; not all plants are suitable in bio-retention
areas.
7. Provide a preliminary grading plan, which can inform ADA ramp/pathway needs and
bio-retention needs.
8. The plans are showing additional parking spaces in easements. The applicant needs to
obtain written permission from the owners of the easement before proposing the parking
spaces.
9. The applicant needs to hire a Landscape Architect or Designer to design a landscaping
plan that will meet the City’s requirements. Some proposed plants may not survive in
South San Francisco, including Banana Tree, Gold Mop Weeping Cypress. The
Tristaniopsis laurina are not large enough in scale with the building. Agapanthus
africanus is medium water use. The design should meet AB 1881, with low water use
species.
10. During construction, protect the existing trees from getting damaged.
11. The sidewalk needs to be continued along the front of the building for Pedestrian
accessibility.
12. A Wind Study is recommend for the proposed roof garden, as some type of wind screen
may be required to make the area functional for employees to utilize the area.
Resubmittal required.

The Board had the following comments:
1. The Board liked the design concept.
2. The required ADA parking stalls need to located closer to the entry door way. Check
with the Building Department for the regulations on ADA requirements.
3. Review the Landscaping plan, as the species called out will not survive the SSF
elements. Consider using Muhlenbergia capillaris, Pink Muhly Grass, instead of Blue
Fescue.
4. Recommend planting 24” box trees, instead of the 15” boxes for better tree growth.
5. The signs are not part of this DRB review.
6. The applicant will submit a sign permit at a later date.
