The City Council of the City of South San Francisco does ordain as follows: ~EAS the City Council of the City of South San Fran- cisco heretofore referred to the City Planning Commission of said city the matter of proposed rezoning of the areas of land herein- after described and, thereafter said City Planning Commission adopted a resolution recommending the rezoning of said areas of land and also recommending the regulations and restrictions to be incorporated therein, as hereinafter set forth; and WHEREAS said City Council did, on the 2~ud day of March, i946, hold a public meeting in the manner provided by law for the purpose of giving all persons particularly interested and the general public an opportunity to be heard and show cause why the land hereins~r described should not be rezoned in accord- ance with said relY0_ rt of said City Planning Commission; and ~S all protests made against the rezoning of sai~ land have been overruled; NOW, T~FORE, said City Council does hereby ordain as fellows: Section 1. Ordinance No. 137 of the City of South San Francisco entitled: ,,~A~ ordinance establishing industrial, business and residential districts or zones in the City of South San ~'rancisco and expressly repealing Ordinance No. ll7 of the City of South San Francisco ," passed and adopted on the 4th day of May, 19~§, is hereby amended by adding thereto two (2) new · l~' sections, which shall be numbered and read as follows: CENTRAL RE;CORD~ ,:' Section la. The land situate in said city and herein- after designated es Parcel A may be used for the purposes of light industry, but subject to the regulations for light indus- try, hereinafter set forth. Said Parcel A is described as follows: PARCEL A All that certain real property situated in the City of South San Francisco, County Of San ~Iateo, State of California, more particularly described as follows: Beginning at the intersection of the northwesterly line of Linden Avenue with the northeasterly line of Hillside Boule- yard, said point being the most easterly corner of the lands firstly described in Grant of Right of Way from South San Fre~u- cisco Land and Improvement Company, a corporation, to City of South ~an Francisco, a municipal corporation, dated February ?, 19E~ and recorded December 10, 19~ in Book 1~7 of Official Records of San Mateo County at page ll~; thence North ~o 18' West, along the northeasterly line of Hillside Boulevard, feet; thence leaving said northeasterly line North 53° ~6' East 26~.E? feet to a point~ thence South ~o 18' East Z~8.~ feet to a point; thence South 26° Z~' Z0~ ~est 162 feet to a point in the northerly line of Linden &venue; thence westerly, along the northerly line of Linden Avenue, on the arc of a curve to the left, the center of which bears South 2° 01' §6" East ~09.90 feet from last point, having a radius of ~09.90 feet and a central angle of 2~° ~' ~l", an arc distance of 1~8.~2 feet to the point of beginning. Containing 99,000 square feet, more or less. The regulations for light industry are as follows: REGULATIONS FOR LIGHT INDUSTRY No building, structure, improvement or premises shall be used, and no building, struCture or improvement shall be erected, constructed, altered or enlarged which is designed, arranged or intended to be used for any purpose other than the fo i lowin~: General manufacturing and industrial establishments, provided that no building, structure, improvement or premises shall be used, and no building, structure or improvement shall be erected, constructed, altered or enlarged which is designed, arranged or intended to be used for any purpose, which produces, causes or emits any dust, gas, smoke, noise, fumes, odors or vibrations which are or r~ay be detrimental to other property in the neighborhood or to the welfare of the occupants thereof, provided that no auto wreckir~ yard or other dismantling estab- lishment, or any junk yard or enclosure for the storage of junk shall be established in this area. The following establishments are expressly prohibited in this area: The menufacture of glue, size or gelatin; processes involving recovery from fish or animal offal; acid manufacture, including sulphurous, sulphuric, nitric, hydrochloric and car- bolic acid; acetylene gas, manufactured on a commercial scale; celluloid and cellulose products manufacture; the manufacture of pyroxylin ptaslic material or of products therefrom; chlorine or bleaching powder manufacture; ereosote manufacture; explosives or match manufacture or assembly; fertilizer manufacture or potash refining; refuse disposal, including the incineration, reduction or dumping of offal, ashes, garbage or refuse. Section Ea. The land situate in said city and hereinafter designated as Parcel ~ may be used for the purposes of business, but subject to the regulations for business hereinafter set forth. Said Parcel S is described as follows: P~RCEL B All that certain real property situate in the City of South San Francisco, County of San ~Iateo, State of California, and described as follows: Lots 2, 4, 6, 8, 10, 12, 14, 16, 18, 20, 22, 24, 26, 28, 30, 32, 34, 36, 38, 39, 40, 41 and 42 in Block 1, Lots 1, 3, 5, 7, 9, ll, 13, 15, 17, 19, 21, 23, 25, 27, 29 and 31 in Block 5, Lots 1, 3, 5, 7, 9, 11, ~15, 15, 17, 19, 21, 23, 25, 27, 29, 31, 33, 35, 37, 39, 41, 43, 45 and 47 in Block 6, Lots 1, 3, 5, 7, 9, 11, 13, 15, 17, 19, 21, 23 and 25 in Block 12, all as shown on that certain map entitled "Section West of Railroad of the Town of Baden", which map was filed in the office of' the County Recorder of the County of San ~ateo, California, November 30, 1891, in Volume "E" of ~iaps at page 62; and Beginning at a point marking the most southerly corner of Lot i in Block 10, as said lot and block are designated on the above entitled map, said point being on the northeasterly line of the California State Highway known as E1 Camino Real; Running thence from said point of beginning southeast- erly along said line of E1 Camino Real ~78.81 feet to the most southerly corner of the property now owned by Joseph ~neeler; thence leaving said line of E1 Camino Real northeasterly along the southeasterly line of said lands of Wheeler 100 feet; thence leaving said last mentioned line northwesterly and parallel with the northeasterly line of E1 Camino Real, and 100 feet at right angles northeasterly therefrom, 470 feet, more or less, to the most easterly corner of said Lot 1; thence southRsterly along the southeasterly line of said Lot l, 100 feet to the point of beginning. The regulations for business are as follows: REGULATIONS FOR BUSINESS DISTRICT No building, structure, improvement or premises shall be used, and no building, structure or improvement shall be erected, constructed, established, altered or enlarged which is designed, arranged or intended to be occupied or used for any purpose other than the following: Stores or shops for the conduct of retail business; the business of operating automobile repair shops, selling automobile parts, operating public garages, service stations, restaurants, barber shops, beauty parlors, dry cleaning and pressing agencies, show repair shops and photograph studies No business shall be carried on in any one of such places which produces, causes or ·mtts any dust, gas, smoke, noise, fumes or odors or vibrations which are or may be detrimental to other property in the neighbor- hood or to the welfare of the occupants thereof. Section 2. This ordinance shall be published once in "The enterprise", a newspaper of general cireulatio~ printed and published in said city, and shall take effect and be in force immediately.
