HomeMy WebLinkAboutOrd 813-1980ORDINANCE NO. 813-80 AN ORDINANCE OF THE CITY OF SOUTH SAN FRANCISCO, AMENDING ORDINANCE NO. 353, ADOPTED AUGUST 10, 1954, ENTITLED "ZONING ORDINANCE OF THE CITY OF SOUTH SAN FRANCISCO" - (~ARKING REGULATIONS) THE CITY COUNCIL OF THE CITY OF SOUTH SAN FRANCISCO DOES ORDAIN AS FOLLOWS: SECTION 1. AMENDMENT OF SECTIONS 4.121(c), 4.121(d), 4.121(e), 4.141, 4.142(a), 4.142(c), 4.146(a)(4) AND 4.33(e)(3) OF ORDINANCE NO. 353, AS AMENDED. Sections 4.121(c), 4.121(d), 4.121(e), 4.141(a)(b), 4.142(a), 4.142(c), 4.146(a)(4) and 4.33(e)(3) of the Zoning Ordinance of the City of South San Francisco, Ordinance No. 353, adopted August 10, 1954, as amended, are hereby amended to read: 4.121 Residential Use Types Parking Spaces Required (c) Multiple-Family Dwelling Units Including, But Not Limited To Apartments, Condominiums, Stock Coop- eratives and Community Apartments Bachelor and 1 bedroom units, two (2) spaces with at least one space covered; two bedroom units, two (2) spaces for each unit with at least one space covered; thre~ (3) or more bedroom units, two (2) spaces per unit with at least one covered parking space. (d) Mobile Home Parks Two (2) spaces for each mobile home site, which may be in tandem plus one space for each five (5) sites. (e) Senior Citizens Housing One space for each three (3) dwelling units. The Commission may require additional parking spaces not to exceed one parking space for each dwelling unit for guest parking when the Commission finds such additional parking is neces- sary to serve the development, after taking into consideration the non- availability or limited availability of on-street parking facilities in and adjacent to the development. CENTRAL RE. CORDS ii · I IIII 4.141 Size of Spaces (a) Each off-street parking space shall be at least 9 feet by 20 feet, exclusive of driveway and aisles. Concrete bumper guards or wheel stops shall be provided for all parking spaces, except where a sidewalk is adjacent to a curb stop. The concrete curb around the required landscaping shall not be used as a bumper stop unless the landscaping adjacent to the space is at least 6 feet wide and the area of the guard overhang will not damage or interfere with plant growth or its irrigation. (b) In any parking space area with l0 or more required off-street parking spaces, 10 percent thereof may be used for compact parking spaces in lieu of standard parking spaces. Compact spaces shall be clearly so designated or marked. The minimum dimensions of a compact parking space shall be 7½ feet in width byl6 feet in length. The vertical clearance shall not be less than 9 feet over the entire area. 4.142 Residential Uses (a) Parking spaces shall be located on the same lot or building site as the dwellings to be served. At least one space per unit shall be a totally enclosed garage space not less than 10 feet in width and 20 feet in depth. Each garage space shall be equipped with an automatic door opener and door. (c) No required yard space in any zoning district shall be utilized for parking unless specifically permitted in the zone. 4.146 Access, Circulation, Landscaping (a)(4) In multiple-family districts direct street access by way of a curb cut or otherwise shall be limited to 50 percent of the lot frontage, but in no event shall such access be greater than 25 feet. 4.33 Residential Planned Unit Development Permits (R-P-D) (e)(3) There shall be a minimum of two (2) parking spaces for each dwelling unit in the development, one of which shall be covered or enclosed and equipped with an automatic door opener and door. The Commission may require additional parking spaces not to exceed one parking space per dwelling unit and one-half (½) space for guest parking when the Commission finds such additional parking is necessary to serve the development, after taking into consideration the non-availability or limited availability of on- street parking facilities in and adjacent to the development. SECTION 2. PUBLICATION AND EFFECTIVE DATE.
