PROJECT NAME One-story addition with interior remodel

DESCRIPTION Design Review for a one-story addition with interior remodel at
219 Del Monte Avenue in the Low Residential Density (RL-8)
Zoning District in accordance with Title 20 of the South San
Francisco Municipal Code and determination that the project is
categorically exempt from CEQA.
The Board had the following comments:
1. The Board liked the proposed design concept.
2. The design is in scale and the home blends in with the neighborhood.
3. The plans are missing ventilation vents around the crawl space.
4. The Board recommends replacing the entire roof, as this will blend in with the
new addition.
5. Be cautious on the material finish around the windows to prevent any moisture
issues.
6. Consider wrapping 4ft of the batten boards around the left and right elevation to
add some articulation to the side of the dwelling unit.
7. The roof overhangs are close to the adjacent properties, make sure to add proper
drainage to keep the water from running onto the neighbor’s property.
8. It is recommended to plant a street tree, 24” box in the front yard.
Recommend approval with conditions.

PROJECT NAME New Single Family Dwelling Unit

DESCRIPTION “Resubmittal” - Design Review to construct a new single family
dwelling unit at 473 Forest View Drive in the Low Density
Residential (RL-8) Zoning District in accordance with Title 20
of the South San Francisco Municipal Code, and determination
that the project is categorically exempt from CEQA.
The Board had the following comments:
1. The Board appreciated the revised material mix; however,per the previous DRB
comment letter, consider adding and wrapping the wood element around all
elevations of the proposed house to help breakup the massive white box
appearance and to help tie the 1st and 2nd floor together.
2. The design needs additional treatment along the left elevation. Consider
incorporating hortionzal banding to make the design more cohesive.
3. The revised plans should include the location of the adjacent homes and existing
fence lines.
4. The garage design is still massive with an unbalanced and monotonous
appearance. Consider using a premium finish at the most prominent facade from
the street, such as the vertical wood feature.
5. Consider extending portions of the bottom finish above the floor plate to help
reduce the “stacked box effect”.
6. Revise the landscaping plan to include additional landscaping along the left
elevation, as it appears the landscaping is unfinished in this area.
7. Add a new street tree in the front yard.
8. The Board recommends a resubmittal for a future DRB meeting with an updated
plan set.

DESCRIPTION “Resubmittal” - Use Permit, Design Review & Transportation
Demand Plan to construct a new R&D Campus at 800 -890
Dubuque Avenue in the Freeway Commercial (FC) Zoning
District in accordance with Title 20 of the South San Francisco
Municipal Code.
The Board had the following comments:
1. The Board liked the revised plan concept with the enhanced articulation to the
buildings.
2. The new design redistributes all the elevations which results in an amazing
improvement to the design of the campus.
3. The Applicant took the previous DRB comments and came back with a more
well thought out design by shifting some of the buildings towards the back of
the parcel.
4. The proposed colors and patterns work well with the campus and the applicant
took the wind and noise studies and produce a nice plaza that everyone could
utilize.
5. The design team did an amazing job with the revised design.
Recommend Approval with conditions and can proceed to Planning Commission
for a future hearing.

DESCRIPTION “Resubmittal – revised site plan” - Use Permit, & Design
Review to construct a new R&D campus with an amenity
building at 120 East Grand Avenue in the Transit Office & R&D
(TO/RD) Zoning District in accordance with Title 20 of the
South San Francisco Municipal Code.
The Board had the following comments:
1. The Board liked the revised design concept with the new material finishes
2. The new amentiy building will blend in nicely with the existing approved
development.
3. The Applicant took the previous DRB comments and returned with a nice
design.
4. Consider adding an interior bridge around the large open green area.
5. The proposed street trees along East Grand and Sylvester should be treated with
large 12’x12’ planting pits backfilled with structured soil and/or silva cells to
help maintain the health of the trees.
Recommend Approval with conditions and can proceed to Planning Commission
for a future hearing.
6. Miscellaneous – DRB Board Member Francisco Vieria voiced his concern on the
construction that was completed at the new Caltrain station. The material finish is
failing and it appears that the constractor did not use quality materials and is poorly
constructed.
The ceiling of the tunnel looks unfinished.
The planter boxes are dripping and staining the sidewalk.
There is green slime coming out of the cracks and someone is going to step on
the slime and fall.
The tunnel is going to have water issues, as there appears that the area was not
waterproofedcorrectly.
