AN ORDINANCE ADDING SECTIONS 20.66.045 AND 20.66.090
AND AMENDING CHAPTER 20.66 OF THE SOUTH SAN FRANCISCO
MUNICIPAL CODE AND SECTIONS 4.41, 4.44 AND 4.47 OF
ORDINANCE NO. 353, ENTITLED "ZONING ORDINANCE OF THE
CITY OF SOUTH SAN FRANCISCO," AS AMENDED BY ORDINANCES
518 AND 546
FOLLOWS:
THE CITY COUNCIL OF THE CITY OF SOUTH SAN FRANCISCO DOES ORDAIN AS
SECTION 1. TITLE OF CHAPTER 20.66 OF THE SOUTH SAN FRANCISCO MUNICIPAL
CODE AMENDED
The Title of Chapter 20.66 of the South San Francisco Municipal Code
is hereby amended to read as follows:
"P-C-M PLANNED COMMERCIAL AND LIMITED INDUSTRIAL DISTRICT"
SECTION 2. SECTION 20.66.020 OF THE SOUTH SAN FRANCISCO MUNICIPAL
CODE AND SECTION 4,41'OF'ORDINANCE 353 AMENDED
Section 20.66.020 of the South San Francisco Municipal Code and
Section 4.41 of Ordinance 353 are hereby amended to read as follows:
"P-C-M districts may be established in areas where it is deemed desir-
able to provide for limited commercial and industrial uses of a
design and type which will enhance the area and not be detrimental
to surrounding property or the City."
SECTION 3. SECTION 20.66.045 ADDED TO THE SOUTH SAN FRANCISCO
MUNICIPAL CODE
There is hereby added to the South San Francisco Municipal Code Section
20.66.045, entitled "Uses Permitted," which shall read as follows:
"A. Medical and dental clinics and laboratories.
B. Office buildings.
C. Retail sales and personal service establishments."

AND SECTION 4,44 OF ORDINANCE 353 AS-.AMENDED..BY.ORDINANCES
518 AND 546 AMENDED
Section 20.66.050 of the South San Francisco Municipal Code and Section
4.44 of Ordinance 353, as amended by Ordinance 518 and 546, are hereby amended
to read as follows:
"A. Wholesale sales and storage within a building;
B. Light manufacturing and fabrication excluding machine shops, wood-
working shops, and similar uses;
C. Research laboratories;
D. Mini~stonage warehouses;
E. Bakeries;
F.All uses contained in Section 20.66.045 which are located within
300 feet of a residential zone.
The uses shall be free of nuisance factors, such as objectionable
sights, sounds and smells."
SECTION 5. SECTION 20.66..080 OF THE SOUTH SAN FRANCISCO MUNICIPAL CODE
AND~SECTION'4;470F ORDINANCE 353 ~ENDED
Section 20.66.080 of the South San Francisco Municipal Code and Section
4.47 of Ordinance 353 are hereby amended to read as follows:
"The minimum yards required in the P-C-M Zone shall be as follows:
A. Front yard, 20 foot landscaped setback,
B. Corner lots, 20 foot landscaped setback along both street frontages,
C. Side yard, none; except where a side yard is located adjacent to a
residential zone, such yard shall be a minimum of 50 feet.
D. Rear yard, none; except when a rear yard is located adjacent to a
residential zone, such yard shall be a minimum of 50 feet."
SECTION 6.' SECTION 20~66.090 ADDED~TO THE'SOUTH'SAN FRANCISCO'MUNICIPAL CODE
There is hereby added to the South San Francisco Municipal Code Section
20.66.090 entitled "Block wall requirement adjacent to a residential zone," which
shall read as follows:

"A six (6) foot high decorative wall shall be constructed along any
side or rear property line which separates a P-C-M zoned property from a
residential zone. Said wall shall be constructed of concrete block, preformed
concrete or similar materials approved by the Director of Community Development."
SECTION 7. SEVERABILITY.
If any section, subsection, sentence, clause or phrase of this ordinance
is for any reason held to be invalid or unconstitutional, such decision shall not
affect the validity or constitutionality of the remaining portions of this ordin-
ance. The City Council hereby declares that it would have adopted this ordinance
and each section, subsection, sentence, clause or phrase hereof, irrespective of
the fact that any one or more sections, subsections, sentences, clauses or phrases
be declared invalid or unconstitutional.
SECTION 8. PUBLICATION AND EFFECTIVE DATE.
This ordinance shall be published once in the "Enterprise-Journal," a news-
paper of general circulation in the City of South San Francisco, as required by law,
and shall become effective thirty (30) days from and after its adoption

regular meeting of the City Council of the City of South San Francisco this
day of April , 1982 by the following vote:
Councilmembers Ronald G. Acosta, Mark N. Addiego, Emanuele N. Damonte,
Gus Nicolopulos; and Roberta Cerri Teglia
